Job summary

STJ St. Joseph’s Hospital is seeking a Facilities Maintenance Technician to perform general maintenance, repair and inspection of hospital systems and equipment to ensure a safe environment for patients and staff.

You will respond to trouble calls, assist with preventive maintenance, and follow safety procedures including NFPA/OSHA guidelines. The role requires at least two years of building maintenance experience, with preferred formal post-secondary training.

Qualifications

• Formal training beyond high school preferred.

Responsibilities

• Demonstrates thorough knowledge and use of hand and power tools for building maintenance and plant repairs.
• Uses measuring devices (rulers, calipers, micrometers) and interprets schematics and blueprints.
• Operates test equipment such as VOM, electrical analyzers, and safety testing tools.
• Performs repair work across drywall, carpentry, plumbing, electrical, painting and door hardware as directed.
• Maintains plant safety procedures and uses standard PPE and safe handling of chemicals.
• Assists with preventive maintenance tasks and responds to trouble calls through dispatcher.

Job description

Performs general maintenance, repair and inspection of hospital systems along with equipment to provide a safe and comfortable environment for the patient and staff. Responsible to adhere to all applicable maintenance and repair work practices, quality standards, and policies in accordance with building structure and plant equipment.

MINIMUM QUALIFICATIONS:
EDUCATION, CERTIFICATION, AND/OR LICENSURE:

1. State criminal background check and Federal (if applicable), as required for regulated areas.

CORE DUTIES AND RESPONSIBILITIES:

1. Demonstrates thorough knowledge, repair, inspection use of hand tools and power tools commonly used in building maintenance and plant repairs.
2. Demonstrates thorough knowledge, repair, use, and the instruction in the use of measuring devices such as rulers, calipers, dividers, micrometers, gauges, etc.
3. Demonstrates ability to effectively use and instruct in the proper use of test equipment required for building repairs and maintenance (i.e. VOM/Ohm Meter, electronic receptacle analyzer, safety testing equipment, infrared devices, etc.).
4. Demonstrates thorough knowledge of repair procedures practices related to drywall, wall coverings, carpentry, plumbing devices, electrical work, painting, door hardware, lock cylinders, drain blockage, and general building and machine repairs as monitored by managers and team leaders.
5. Demonstrates basic knowledge and proper compliance procedures of Plant Safety Practices (i.e. safety glasses, S.D.S., lockout, OSHA, NFPA 99, NEC, Hazardous Communication, Infectious Control, and JCAHO standards).
6. Demonstrates thorough knowledge and proper safe use of general maintenance chemicals and liquids (i.e. solvents/paints, drain openers, degreasers, etc.).
7. Demonstrates understanding of welding technique and practices.
8. Demonstrates a general knowledge of storeroom inventory and inventory control procedures.
9. Respond to trouble calls through the Facilities Engineering dispatcher and routine work orders.
10. Assist Facilities Engineering technicians with preventive maintenance work orders on building systems and equipment.
11. Demonstrates knowledge pertaining to the operation of the fire alarm system (i.e. pull stations, re-set procedures, zones, elevator functions), during normal and activation alarm conditions.
12. Demonstrates knowledge of the operation and maintenance of the plumbing system (i.e. main valves, zone shut-off valves one-line diagrams, hot and cold domestic loops, and etc.).
13. Demonstrates knowledge of the operation and maintenance of the nurse call system (i.e. master station, patient stations, pillow speakers, and etc.).
14. Demonstrates knowledge of the operation and maintenance of electrical distribution system (i.e. main switchgear and sub-stations, transfer switches, one-line diagram, panel identification, and etc.).
15. Demonstrates knowledge of the operation and maintenance of the patient care equipment.
16. Assures the technical competence in the Facilities Engineering field by attending in-services, reading trade literature, and schools.
17. Completes specific TPC training courses, as documented on training records. Participates in on-the-job training.
18. Provides on-the-job training for the technician assistant in regard to systems, policies and procedures, safety precautions, and proper working practices.
19. Ensures technician assistant is performing in a cost effective and efficient manner.
20. Demonstrates knowledge of the Hospital’s cost reduction goals and promote ways to achieve cost saving recommendations in the Facilities Engineering department.

PHYSICAL REQUIREMENTS:

1. Must have the physical capability to stand, walk, reach, climb, ascend/descend stairs and ladders, for a maximum of six (6) to eight (8) hours.
2. Must have the physical capability to lift and/or carry 1‑15 pounds for a maximum of six (6) to eight (8) hours and 15 to 60+ pounds for a maximum of two (2) hours.
3. Must have the physical capability to push and/or pull 1‑15 pounds for a maximum of six (6) to eight (8) hours and 15 to 90+ pounds for a maximum of two (2) hours.

WORKING ENVIRONMENT:

1. Uses proper precautions in the performance of duties in which the following exposures may occur: temperatures above 100F and/or below 45F for sustained periods; heights above 6 feet, i.e., ladders, scaffolding, etc.: vibrations; skin and/or lung irritants such as solvents, paints, lubricants, etc.
2. Appropriate dress for above-mentioned exposures is required.
3. Use of Safety equipment is required.
4. Use of protective wear, such as goggles, gloves, boots, masks, etc., is required.
5. Corrects and reports any equipment related conditions which may compromise patient or staff safety and efficiency.
6. Respond to trouble calls through the Facilities Engineering dispatcher and routine work orders.
7. Must complete vision screening test for near and far vision. Must screen 20/40 or better or will be referred to the Eye Center.

SKILLS AND ABILITIES:

1. Knowledge of the computer maintenance management program for tracking history used in the performance management process.
2. Ability to read and interpret blueprints, sketches, shop drawings, specifications, schematics drawings, etc
