Job summary

CLT Recruiters is recruiting for a Project Manager for a long-established, high-end residential firm expanding in Los Angeles. You will own delivery on one large project or several concurrently, guiding procurement, scheduling, financials and client communications through preconstruction to closeout.

Expect four days in the office or on site, with one day flexible, and close collaboration with in-house carpentry, millwork and finishing teams to meet milestones and maintain the firm’s standards.

Qualifications

• Project management experience in high-end residential construction.
• Command of procurement, buyout, scheduling and project financials.
• Works in true partnership with the field, not at arm's length.
• Los Angeles based or prepared to be.

Responsibilities

• Review the owner proposal and establish the schedule of values.
• Prepare documents to manage procurement and execute subcontracts.
• Build and maintain the project schedule and milestones.
• Track changes and maintain a change order log.
• Review subcontractor invoices against work in place.
• Prepare monthly requisitions and drive collections.
• Prepare and distribute monthly project reporting.
• Know the Los Angeles permitting process; monitor inspections and closeout.
• Coordinate with the Superintendent on look-ahead work.
• Oversee punch list and closeout to final completion.
