Job summary

JLL is seeking a Junior Reliability Engineer in Rosemead, CA to optimize building systems and assets through data-driven maintenance planning. You will analyze failures, develop action plans, and collaborate with maintenance teams to improve reliability and efficiency.

The role emphasizes RCMA-based maintenance, condition monitoring, and metrics tracking to support our clients' uptime and performance goals. A strong analytical mindset and solid communication skills are essential.

Qualifications

Bachelor's degree in Engineering. University/college degree required.
3–5 years in Reliability Centered Maintenance (RCM) and condition-based/predictive maintenance (CbM/PdM).
Knowledge of mechanical, electrical, plumbing, and fire-suppression systems in large facilities.
Proficiency with CMMS and building automation/energy management systems; ability to generate performance metrics.
Strong analytical and communication skills; able to read technical manuals and prepare reports.

Responsibilities

Manage work orders, assets and CMMS documentation throughout planning phases.
Prepare comprehensive work packages for planned maintenance with safety, permits, labor estimates and parts needs.
Develop and optimize preventive maintenance tasks using RCMA approaches and rank asset criticality.
Conduct root cause failure analysis and prescribe corrective actions.
Plan condition-based maintenance using vibration, oil, infrared thermography, ultrasound, and motor current analysis.
Maintain equipment records and track KPIs like MTBF and replacement value.
Coordinate complex shutdowns and support PMO and FMEA initiatives.
