Kaukahi, LLC in Little Rock, AR seeks a Real Property Specialist Junior to support acquisition, management, accounting, reporting, and FIAR readiness for government real property. Qualifications

• Minimum of three (3) years’ experience in real property.
• Bachelor’s degree in business administration, supply chain management or related fields preferred.
• Must attend AFIT Real Property Management Course WMGT 424 within 12 months of being assigned to the position.
• Knowledge of federal government real property procedures, including AFI 32-9001 Acquisition of Real Property, AFI 32-9002 Use of Real Property Facilities, AFI 32-9004 Disposal of Real Property, and AFI 32-9005 Real Property Accountability.
• Ability to use Microsoft Office programs (Word, Excel, PowerPoint) at an intermediate level.
• U.S. Citizenship.
• Ability to obtain access to U.S. Government Installations through the Defense Biometric Identification System (DBIDS).
• Valid state Driver’s License with acceptable driving record pertinent to the position.
• Ability to successfully pass any background checks and/or drug testing required on the contract.

Responsibilities

• Performs a wide range of complex real property functions relating to the acquisition, management, and disposal of government real property.
• Responsible for real property inventory maintenance, reporting, and data analysis.
• Reconciles annually all real property records with all entities/agencies/departments that occupy, maintain, or operate facilities or land for which the Air Force has real property accountability.
• Performs FIAR actions such as Existence and Completeness (E&C) within prescribed timelines.
• Assists with real property inventory file maintenance in the APSR and jacket files.
• Determines the need for and takes actions to out-grant Air Force Real Property.
• Implements Air Force guidance such as AFI 32-9003 to complete in-grants/out-grants such as leases, permits, easements, licenses.
• Maintains Real Estate Grant Tracker with grantees’ names and amounts owed annually.
• Conducts annual compliance inspections for grants and updates as needed.
• Coordinates with Environmental, Legal, and other base entities.
• Supports space accountability activities to ensure accurate building occupancy.
• Prepares KSDs, reports, and presentation materials as required.
• Prepares for audits, evaluations, staff visits, and inspections.
• Responds to customer inquiries with accuracy and timeliness.
• Performs deep level research to analyze asset history and propose corrective actions.
• Coaches and guides Real Property Technicians.
• Delegates tasks to Real Property Technicians as appropriate.
• Other duties as assigned.
