Entry-level technical role focused on ensuring operational performance and maintenance optimization of building systems and critical infrastructure across JLL's real estate portfolio. Combines facilities management expertise with asset validation practices to maximize equipment uptime, extend asset lifecycles, and minimize operational disruptions.
Facilities Assessment & Data Analysis Conduct equipment performance assessments, validate maintenance metrics, and analyze failure patterns. Maintain comprehensive asset databases and create performance dashboards to track facility health across the portfolio.
Condition Monitoring & Predictive Maintenance Support implementation of predictive maintenance programs by monitoring sensor data from IoT devices, analyzing equipment health indicators (vibration, thermal, performance), and coordinating condition-based maintenance activities.
Failure Analysis & Investigation Document equipment failures, conduct root cause analysis using facilities management methodologies, categorize failure modes, and create trend reports to identify recurring issues and systemic problems.
Asset Performance Optimization Monitor real-time building system performance against design specifications, track energy efficiency metrics, identify performance degradation, and support optimization recommendations.
Education: Bachelor's degree in Engineering (Mechanical, Electrical, Industrial), Facilities Management, or related technical field
Experience: 0-2 years in asset management, facilities operations, or building engineering (fresh graduates with strong technical coursework considered)
Technical Skills: Understanding of facilities management principles, building systems (HVAC, electrical, plumbing, fire safety), condition monitoring technologies, data analysis tools (Excel, Power BI, Python/MATLAB basics), and CMMS/EAM systems
Analytical Capabilities: Statistical analysis, failure mode interpretation, basic Six Sigma/Lean knowledge, and dashboard creation skills
Overall Equipment Effectiveness >85% for critical systems
Mean Time To Repair <4 hours for critical equipment
80% planned vs. reactive maintenance ratio
99% uptime for mission-critical systems
99% accuracy in facilities data collection
Regular site visits for equipment inspections (30-50% field work), occasional overnight travel for portfolio properties, work in mechanical rooms and industrial environments requiring PPE and safety training.
This role provides comprehensive exposure to facilities engineering and asset management, establishing a strong technical foundation for advancement in facilities operations and portfolio optimization.
