Job summary

The Janitor at Richardson Manor, a 40-unit mobility-impaired residential community in Milwaukee, WI, is responsible for maintaining the cleanliness, safety, and overall appearance of the property, including common areas, hallways, restrooms, offices, and other designated areas.

This role supports daily community operations by performing routine cleaning and sanitation duties, maintaining a clean and welcoming environment for residents, visitors, and staff.

Qualifications

  • Experience in janitorial or custodial work preferred but not required.
  • Basic knowledge of cleaning supplies, equipment, and techniques.
  • Ability to work independently and manage time effectively.
  • Physical ability to lift up to 25 lbs and stand or walk for extended periods.
  • Flexible schedule including early mornings, evenings, weekends, or holidays.
  • Good communication and attention to detail.

Responsibilities

  • Cleaning and sanitizing all areas including offices, hallways, restrooms, kitchens, and common areas.
  • Empty trash, replace liners, and manage waste in designated areas.
  • Clean and sanitize restrooms and restock supplies as needed.
  • Maintain flooring cleanliness and perform basic floor care tasks.
  • Clean interior windows and glass surfaces.
  • Perform minor maintenance and report larger needs.
  • Adhere to safety regulations and SDS requirements.
  • Monitor inventory of cleaning supplies and request restocks.
  • Assist with event setup and breakdown as required.
  • Undertake special cleaning projects as assigned.
  • Maintain clear communication with supervisors and staff.

Job Summary

The Janitor at Richardson Manor, a 40-unit mobility-impaired residential community in Milwaukee, WI, is responsible for maintaining the cleanliness, safety, and overall appearance of the property, including common areas, hallways, restrooms, offices, and other designated areas. This position supports daily community operations by performing routine cleaning and sanitation duties, maintaining a clean and welcoming environment, and promptly addressing cleaning needs throughout the property.

The ideal candidate is dependable, organized, and detail-oriented, with a strong work ethic and the ability to work independently while following established cleaning and safety standards. This role plays an important part in ensuring the community remains clean, safe, accessible, comfortable, and welcoming for residents, visitors, and team members.

Key Responsibilities
  • Cleaning & Sanitizing: Perform daily cleaning tasks, including sweeping, mopping, vacuuming, dusting, and disinfecting all areas of the facility such as offices, hallways, restrooms, kitchens, and common areas.
  • Waste Management: Empty trash cans, recycling bins, and disposal of waste properly in designated areas. Replace liners and ensure waste areas are kept clean and orderly.
  • Restroom Maintenance: Clean and sanitize restrooms thoroughly, including sinks, toilets, urinals, mirrors, and floors. Restock supplies such as soap, toilet paper, and paper towels as needed.
  • Floor Care: Maintain the cleanliness of various flooring surfaces, including tile, carpet, and wood. This may include vacuuming, spot-cleaning, waxing, buffing, and stripping floors as necessary.
  • Window & Glass Cleaning: Clean interior windows, glass doors, and other glass surfaces to ensure they are free of smudges and streaks.
  • Minor Maintenance: Perform minor maintenance tasks such as changing light bulbs, tightening screws, and reporting larger maintenance needs to the Building Maintenance team.
  • Safety & Compliance: Adhere to all safety regulations and use cleaning chemicals and equipment safely. Ensure that cleaning supplies are stored properly, and that all safety data sheets (SDS) are accessible.
  • Inventory Management: Monitor and report the inventory of cleaning supplies and equipment. Request restocking of supplies as needed to ensure uninterrupted operations.
  • Event Support: Assist with the set-up and breakdown of furniture and equipment for events, meetings, and other activities as required.
  • Special Projects: Undertake special cleaning projects, such as deep cleaning, seasonal tasks, or post-construction clean-up, as assigned by the supervisor.
  • Communication: Maintain clear communication with supervisors and other staff members, reporting any issues, hazards, or areas needing attention.
Qualifications
  • Experience: Previous janitorial or custodial experience is preferred but not required. Training will be provided for the right candidate.
  • Skills: Basic knowledge of cleaning supplies, equipment, and techniques. Ability to work independently and manage time effectively.
  • Physical Requirements: Ability to perform repetitive tasks, lift to 25 lbs., and stand or walk for extended periods. Must be able to bend, kneel, and reach as needed to perform cleaning tasks.
  • Work Ethic: Strong attention to detail, reliability, and a commitment to maintaining a clean and safe environment.
  • Communication: Basic verbal communication skills and the ability to follow written and verbal instructions.
  • Availability: Flexible schedule, including availability to work early mornings, evenings, weekends, or holidays as required.
Compensation

Actual base salary considers several factors including but not limited to geography, job-related knowledge, experience, and budget. The start of the salary range is typically associated with the minimum experience required.

This is a part-time (20-30 hours), non-exempt position. The anticipated hourly rate for the position is $17.00-$17.00 per hour.

Employees working less than 30 hours per week are not eligible for RHF benefits unless otherwise specified under applicable state or federal laws. Eligibility for specific benefits may vary depending on the position, work schedule, and location in accordance with federal and state labor laws.
