Interior Construction Project Manager

Salary Range: $95,000.00 To $115,000.00 Annually

Job Description

The Interior Construction Project Manager is responsible for managing all construction activities within apartment units and amenities from rough-ins and framing through inspection, punch list and final delivery.

The Interior Construction Project Manager is responsible for the following tasks:

  • Quality Control
  • Adherence to Plans & Specs - Ensure absolute compliance with construction documents, approved drawings, and project specifications always:
  • Confirm all field work matches design intent and contract requirements
  • Ensure subcontractors are always working from the latest issued documents
  • Prevent unauthorized deviations and enforce proper installation standards
  • Identify and escalation questionable conditions:
  • If the construction documents appear unclear, inconsistent, impractical or do not align with actual field conditions, bring the issue to leadership for review and direction before proceeding or making assumptions in the field.
  • Craftsmanship & Consistency - Maintain uncompromising quality across all trades and scopes:
  • Reject incomplete, non-conforming, or low-quality workmanship immediately
  • Uphold Post Brothers’ expectation of excellence, precision and durability
  • Ensure subcontractor means and methodology are appropriate and aligned with project schedule sequence
  • Schedule & Occupancy Readiness - Drive daily progress and enforce schedule discipline across trades to meet critical inspection and move-in dates:
  • Critical Path Protection
  • Maintain constant awareness of the critical path and milestone requirements
  • Identify slippage early and implement corrective action immediately
  • Hold subcontractors accountable to manpower and proper sequencing
  • Anticipate constraints, inspections, material needs, and trade handoffs
  • Inspection & Occupancy Readiness
  • Lead all inspection activities, championing relationships with inspectors, scheduling walkthroughs and final inspection events.
  • Drive punch list activities, collaborating with asset and property management teams to develop and execute the final punch list
  • Micro-Schedule Planning - Develop and execute detailed two-week look-ahead plans in collaboration with the VP of Interior Construction
  • General Conditions & Product Protection - General conditions at Post Brothers exceed standard GC expectations and are non-negotiable, regardless of cost or convenience. Ensure general conditions are executed at an exceptional level:
  • Protect completed work from damage, weather exposure, and trade abuse
  • Always maintain inspection-ready conditions
  • Manage phased turnover and early occupancy conditions ensuring completed spaces are resident ready and separated from active construction zones.
  • In occupied or resident-facing areas, coordinate signage, access, work hours, and disruption controls to ensure resident safety and minimal disturbance. Prioritize client/owner needs over subcontractor comfort.
  • Enforce safety protocols standards
  • Maintain organized work areas
  • Subcontractor Invoice Administration - Review pay applications, invoices, and change order requests for final approval by VP of Interior Construction.
  • Procurement
  • Trade Buy Outs: Review bid packages, scopes of work, qualifications, and subcontractor proposals. Participate in subcontractor bidding efforts. Review bid packages, scopes of work, qualifications, and subcontractor proposals.
  • Material Purchasing: for select raw material, conduct take offs and solicit pricing from multiple suppliers. Execute purchasing and delivery. Coordinate delivery and storage of finish materials, in collaboration with site superintendent(s) and procurement manager, ensuring items arrive to on time, are stored properly, and are distributed as needed.

Quality obsessed - Demands correct-first-time execution and refuses substandard work. Enforces site expectations and swiftly removes anyone who undermines safety, quality, or performance

Scrappy and Cost-Conscious– Comfortable operating with lean, nimble interior crews rather than large GC systems and overhead. Instinctively cost-aware and unafraid to be pushy when needed to protect budget and schedule.

Proactive communicator - Escalates risks early with clarity and accountability.

Owner mentality - Approaches challenges with an ownership mindset. Aggressively solves problems, proposes creative solutions, pushing beyond subcontractor comfort to deliver the best outcome for ownership.

Required Skills & Experience

  • Minimum 5 years of construction management experience
  • Experience with multifamily, mixed-use, hospitality, commercial interiors, or large-scale renovation projects
  • Strong understanding of construction sequencing, architectural finishes, and MEP systems
  • OSHA 30 Certification
  • Valid Driver's License and reliable transportation required.
  • Ability to perform heavy lifting (at least 60 lbs), climb ladders up to 24 ft, stand and walk for 8 hours, and perform other physically demanding duties as directed.
