Job summary

Millman Recruiting Services, LLC seeks an Senior Industrial Asset Manager to lead leasing and portfolio performance for a multi-tenant industrial real estate portfolio in Miami. Hybrid role: three in-office days, two remote.

You will direct leasing, analyze economics, manage budgets, and coordinate with construction and finance to maximize occupancy and revenue. 3–6 years CRE experience, strong Excel and Yardi Voyager skills, and travel ~10% are preferred.

Qualifications

• 3–6 years of commercial real estate asset management, leasing, or operations.
• Strong financial analysis, including rent economics and budgeting.
• Experience with multi-tenant industrial assets and performance metrics.
• Proficiency in Yardi Voyager and advanced Excel.
• Bachelor's degree in real estate, finance, or related field.
• Willingness to travel about 10%.

Responsibilities

• Direct third-party leasing teams to drive new leases, renewals, and occupancy.
• Evaluate vacant suites and plan make-ready and spec programs.
• Set deal parameters and negotiate LOIs, RFPs, leases, and amendments.
• Analyze transaction economics and recommend deal terms.
• Develop leasing assumptions and monitor market conditions.
• Own quarterly asset performance analyses and budgets.
• Review operating budgets and drive reforecasts and cash projections.
• Analyze expenses, CAM/NNN reconciliations, and tax appeals.
• Present performance, forecasts, and issues in portfolio reviews.
• Evaluate capex and work with construction on tenant buildouts.
• Monitor tenant credit and develop workout strategies when needed.
• Review loan requirements and coordinate with finance.
• Develop action plans with property management for underperforming assets.
