Job summary

3M HEALTHCARE in New York seeks a Property Manager to lead all aspects of a commercial asset portfolio, coordinating marketing, operations, and financial activities per client and company requirements.

You will direct daily and long-term team activities, manage budgets and rent/CAM reconciliations, oversee lease administration, tenant relations, and vendor performance while ensuring compliance and timely reporting.

Qualifications

• Bachelor's degree preferred; 3–5 years in related experience; experience with commercial properties preferred.
• Real Estate license required where mandated; CPM or RPA designation preferred.
• Intermediate to advanced skills with Microsoft Office Suite, including Microsoft Excel; knowledge of Yardi or MRI and Kardin preferred.
• Excellent written and verbal communication skills; ability to clearly convey complex topics.
• Advanced knowledge of financial terms; ability to forecast, prepare budgets, and deliver variance reports.
• Strong organizational and leadership abilities; travel to properties required.
• Ability to read and write English to understand manuals and reports.

Responsibilities

• Ensure services are provided per policies, procedures, regulations, contracts.
• Coordinate and lead daily and long-term team activities; manage schedules; recruit and coach staff; performance reviews.
• Direct vendor invoice payments and accounting activities per management agreement and policies.
• Direct and control monthly reports and budgets; manage rent and CAM/OpX recoveries.
• Maintain oversight of contracted terms affecting financial performance; report expirations and encumbrances.
• Coordinate lease administration with lease administrator and accounting; review lease setups and changes.
• Coordinate tenant move-ins/outs and space walk-throughs; keep spaces tour ready and document onboarding.
• Respond to tenant needs; develop tenant care program to maximize retention.
• Direct sourcing and procurement; bid analysis; ensure contract value and service delivery.
• Collect rent and AR updates; issue legal notices as needed.
• Ensure monthly property inspections; approve alterations; coordinate vendors.
• Document emergency plans; coordinate drills and training; ensure resources and backups.
• Act as primary contact with property owners as Owner Representative.
• Perform other duties as assigned.
