Job summary

BG Staffing, Inc. is seeking a detail-oriented Project Controls Coordinator in Atlanta, GA, to support a growing real estate and capital projects portfolio focused on technology and logistics facilities.

You will audit invoices, track TI allowances, review PCOs, monitor milestones, and maintain control records. You will also collaborate with the Real Estate Technology team to develop AI-driven tools, automated reporting, and dashboards to improve accuracy, efficiency, and visibility across

Qualifications

• Bachelor's degree in Construction Management, Civil, Industrial Engineering, Accounting, Finance, Real Estate, or related field
• 3–6 years of project controls, construction cost accounting, contract administration, or capital project coordination
• Experience in real estate, corporate office, industrial facilities is desirable
• Strong understanding of SOV, contractor payments, lien waivers
• Advanced Excel or Google Sheets skills with data analysis
• Familiarity with Procore, Kahua, e-Builder, Smartsheet; interest in AI tools

Responsibilities

• Audit contractor invoices and payment apps, verify progress and lien waivers.
• Track TI allowances, reimburse expenditures, and reconcile costs.
• Review Potential Change Orders and validate costs.
• Maintain contract registers, PO logs, and closeout docs.
• Prepare monthly controls reports, cash flow forecasts, contingency tracking.
• Develop/demonstrate AI tools for invoice extraction, contract review, and dashboards.
