Job summary

Waterford Hotel Group seeks an experienced Construction & Renovation Project Manager to support renovation, construction, and capital improvement initiatives across our hotel portfolio. The role reports to the Chief Design and Construction Officer and drives projects from planning through completion with a focus on on-time, on-budget delivery.

The position is based at our Corporate Office in Waterford, CT, with a hybrid work model and travel to properties and project sites across the portfolio.

Qualifications

• 10+ years in construction, facilities, renovation or project management; hospitality exp. preferred.
• Experience performing on-site assessments, budgeting and cost controls.
• Experience managing renovations, capital projects, PIPs, new construction or redevelopment.
• Experience developing scopes of work, RFPs, selecting vendors/contractors, and managing execution.
• Proven ability to manage contractors and vendors while ensuring quality, schedule adherence and invoice accuracy.
• Strong organizational, communication, financial and problem-solving skills.
• Ability to manage multiple projects/locations/deadlines simultaneously.
• Proficient in Word and Excel; cross-functional collaboration.

Responsibilities

• Identify capex needs and develop project scopes, budgets, timelines and contractor requirements.
• Oversee renovations, PIPs, new builds, redevelopment and capital improvement projects.
• Conduct site visits to assess conditions, progress and compliance with standards.
• Support acquisitions and development with site visits, due diligence and budgeting.
• Partner with leadership on projects in the acquisition/development pipeline.
• Monitor schedules, risks and budgets; recommend solutions to maintain targets.
• Review drawings, plans, specs and documentation for alignment with requirements.
• Develop and maintain schedules, budgets and milestones.
• Coordinate bidding, identify GCs and vendors, assist with negotiations.
• Maintain communication among leadership, contractors, vendors, ownership and internal teams.
• Review costs, change orders and invoices to ensure cost controls.
• Support emergency response for facilities/safety/continuity.
• Collaborate with internal departments to support capital planning and portfolio growth.
