Job summary

Position Summary

The HVAC Maintenance Employee is responsible for maintaining the availability, reliability, safety, and efficient operation of facility heating, ventilation, air conditioning, refrigeration, and related mechanical and control systems. This position performs preventive, predictive, proactive, and corrective maintenance; troubleshoots equipment and system failures; responds to emergency maintenance needs; and supports continuous improvement of facility HVAC systems.

The HVAC Maintenance Employee is responsible for managing assigned maintenance activities within the facility's Computerized Maintenance Management System (CMMS), including creating their own work orders, accurately documenting work performed, recording labor and relevant parts/materials, identifying follow-up work, maintaining equipment history, and completing and closing work orders in a timely manner. Technicians are also responsible for accurately documenting refrigerant usage, leak detection, repairs, inspections, and other required refrigerant-related activities within the facility's ERA refrigerant management software.

Job Responsibilities And Duties

• Perform basic to advanced HVAC maintenance, troubleshooting, repair, installation, and system optimization
• Maintain industrial HVAC and facility systems, including chillers, cooling towers, AHUs, RTUs, boilers, pumps, refrigeration systems, VFDs, BAS controls, and process-cooling equipment. Complete preventive, predictive, proactive, and corrective maintenance in accordance with procedures, schedules, manuals, drawings, and engineering specification
• Use the CMMS to create, update, document, and close work orders accurately and promptly
• Maintain complete equipment histories by documenting issues, troubleshooting, repairs, labor, parts, equipment condition, and follow-up requirements
• Perform root-cause analyses and complete Emergency Work Order documentation when required
• Diagnose mechanical, electrical, electronic, refrigeration, and controls-related problems using diagnostic tools, BAS data, alarms, trends, and system measurements
• Respond to emergency equipment and facility conditions and safely restore system operation
• Plan maintenance activities by identifying required parts, materials, tools, equipment, labor, permits, and other resources
• Coordinate work with Maintenance, Production, Logistics, Engineering, contractors, and other facility personnel to minimize operational impact
• Communicate equipment status, abnormal conditions, completed work, outstanding issues, and follow-up needs across teams and shifts
• Interpret technical documentation, including equipment manuals, blueprints, P&IDs, schematics, drawings, and wiring diagrams
• Troubleshoot and repair HVAC electrical and control components, including motors, starters, contactors, relays, sensors, actuators, VFDs, and related controls
• Perform refrigerant recovery, charging, leak detection, repairs, and required documentation in compliance with environmental and regulatory requirements, using ERA and CMMS systems
• Safely perform work involving boilers, air and water balancing, pumping systems, lifting and mobile equipment, elevated platforms, scaffolding, ladders, man-lifts, and confined spaces while supporting safety, training, resource conservation, reliability, and continuous improvement.

Skills And Qualifications

• Advanced knowledge of industrial air-conditioning, refrigeration, ventilation, and heating systems.
• Strong working knowledge of chillers, cooling towers, AHUs, RTUs, boilers, pumps, refrigeration systems, VFDs, BAS/HVAC controls, compressed-air dryers, and process-cooling systems.
• Demonstrated ability to inspect, troubleshoot, diagnose, and repair mechanical, electrical, refrigeration, and controls-related HVAC failures.
• Knowledge of refrigerant systems, including recovery, evacuation, charging, leak testing, leak detection, system pressure evaluation, and applicable environmental requirements.
• Working knowledge of EPA refrigerant-management requirements, including proper refrigerant handling, leak detection, documentation, and recordkeeping.
• Working knowledge of boiler and hydronic systems.
• Ability to evaluate and balance HVAC air and water systems.
• Strong mechanical, electrical, mathematical, and technical aptitude.
• Ability to use HVAC diagnostic and measuring instruments, including electrical meters, manometers, micrometers, airflow measurement devices, temperature and pressure instruments, and other applicable testing equipment.
• Ability to read and understand mechanical and electrical blueprints, schematics, drawings, P&IDs, equipment manuals, and technical documentation.
• Strong troubleshooting, root-cause analysis, and problem-solving skills.
• Ability to effectively prioritize and execute preventive, corrective, and emergency maintenance activities.
• Strong safety awareness and demonstrated commitment to established safety procedures.
• Customer-focused mindset with the ability to communicate effectively with Production, Maintenance, Engineering, Logistics, contractors, leadership, and other facility personnel.
• Ability to work independently with limited supervision and collaboratively within a maintenance team.
• Computer proficiency sufficient to effectively utilize CMMS, ERA refrigerant management software, BAS, and other facility computer systems.
• Ability to independently create, update, document, and close work orders within the CMMS. Accurate and timely CMMS documentation is an essential responsibility of this position.
• Ability to independently complete required refrigerant documentation within ERA, including refrigerant usage, leak detection, repairs, inspections, and follow-up activities.

Minimum Requirements And Essential Functions

• High School Diploma, GED, or equivalent.
• Minimum of eight (8) years of verifiable HVAC maintenance experience, OR successful completion of an approved HVAC apprenticeship program, OR applicable journeyman's card in the trade.
• EPA Section 608 Universal Certification required.
• Ability to properly recover, evacuate, charge, and handle refrigerants in accordance with EPA requirements and facility procedures.
• Ability to accurately document refrigerant usage, leak detection, leak repairs, inspections, and other required refrigerant-management information in the facility's ERA refrigerant management software.
• Ability to work overtime, holidays, weekends, call-ins, and any shift schedule as required by facility operations.
• Ability to respond to emergency maintenance situations as required.
• Ability to work safely in confined spaces and wear required respiratory protection, including self-contained breathing apparatus (SCBA) or supplied-air equipment when required.
• Ability to safely operate forklifts, mobile equipment, overhead cranes, man-lifts, and other required equipment after appropriate training and authorization.
• Ability to safely perform work from ladders, scaffolds, elevated platforms, and man-lifts at various heights.
• Ability to perform required blocking, rigging, lifting, and material-handling activities.
• Ability to lift and carry up to fifty (50) pounds.
• Ability to follow written maintenance procedures, safety procedures, technical instructions, and work plans.
• Effective verbal and written communication skills.
• Strong attention to detail and ability to accurately document maintenance activities.
• Ability to use computers and electronic systems to receive work assignments, create and document work orders, research parts and technical information, record labor and materials, document refrigerant activities, and complete required maintenance records.
• Must be legally authorized to work in the United States.
• Must be able to meet applicable pre-employment requirements.

The current starting pay rate for this role is $34.42. Pay progression and future increases will be governed by the collective bargaining agreement.
