This includes the campus heating/cooling water and steam systems. This position holds current EPA Refrigerant Handling Certification. This position assists in the maintenance of all swimming pool equipment and campus air compressors. Maintain and repair building plumbing systems and components.**40% A.** **Maintain Building, Heating and Ventilation Systems and Related Equipment*** Repair, maintain and overhaul building heating and air conditioning systems such as fans, coils, bearings, air handling units, pumps, filters, controls, etc.* Repair and maintain movable equipment such as window air conditioners, portable vacuum pumps, departmental equipment etc.* Repair, check and replace pipes, valves, pumps, steam traps, coils, etc.* Clean condenser and evaporator tubes, rebuild compressors, heat exchangers and related equipment. To comply with federal and state regulations on all units using CFC as a refrigerant.* Perform preventive maintenance such as replacing filters, check bearings, replace valves and seals, change oil and clean and flush coils.* Repair, maintain and rebuild swimming pool equipment.* Repair pneumatic controls.* Monitor, adjust, maintain and repair HVAC or refrigeration systems.* Give direction to maintenance personnel on operation and maintenance of campus steam, water, HVAC and refrigeration systems.* Fabricate, install and make recommendations for the design of ductwork for ventilation systems.**30% B. Maintain Campus Water and Steam Systems*** Fill the chilled water systems at the beginning of each cooling season and drain the system at the end of each cooling season.* Test chilled/heating water systems and make adjustments to chemical feed as necessary.* Maintain proper inventory of chemicals used for water treatment.* Test swimming pool water and make adjustments to chemical feed as necessary.* Maintain proper inventory of chemicals used for water treatment.* Maintain, repair and rebuild chlorinator pumps.* Provide input on water system design or redesign as needed.* Troubleshoot and repair campus steam systems including low and high pressure steam.**10% C. Operate Computerized Maintenance Management System*** Monitor EMS system for HVAC problems.* Correct HVAC problems indicated by EMS alarms.* Make adjustments in schedules on the EMS systems.**10% D. Maintain and Repair Kitchen and Laboratory Equipment*** Maintain, repair and replace kitchen equipment when required.* Maintain and repair laboratory equipment throughout the campus.**5% E. Maintain and Repair Building Plumbing Systems and Components*** Service, repair and rebuild building plumbing equipment such as water closets, urinals, showers, faucets, valves, fittings, etc.* Service, repair and clean building sewer systems such as drains, cleanouts, garbage disposals, etc.* Service and repair building gas and air lines. **3% F. Maintain and Repair Building Electrical Systems*** Work with electricians in repair of electrical systems. **2% G.
