Job summary

Sun Health is seeking an HVAC Maintenance Technician II at Grandview Terrace in Sun City West, AZ, to ensure a safe and comfortable living environment for residents by maintaining HVAC, refrigeration, plumbing, electrical systems and related equipment.

Responsibilities include preventive maintenance, inspections, troubleshooting, and timely repairs. EPA 608 certification is required; fingerprint clearance may be needed. Work involves high voltage and adherence to safety and codes.

Qualifications

• HVAC technician with at least 1 year of maintenance experience
• Experience with fully automated central plants and four-pipe systems
• EPA 608 Certification – Type I and II required; Universal preferred
• Ability to obtain Level 1 Fingerprint Clearance Card
• Ability to read sketches, plans, drawings, blueprints and specifications
• Ability to work with high voltage up to 460 volts and related equipment
• Understanding of chemical balancing for cooling towers and closed-loop systems

Responsibilities

• Install, operate, and maintain HVAC, refrigeration, plumbing, electrical systems and related equipment.
• Repair or replace defective parts and work with high/low voltage systems.
• Maintain plumbing for water systems and refrigeration/air conditioning plumbing; flush boilers; descale equipment.
• Perform rounds and inspections on mechanical equipment to identify problems early.
• Receive work orders, prepare cost estimates, order materials as needed.
• Observe safety procedures and comply with codes and regulations.
• Maintain records of completed work and references such as blueprints and diagrams.
• Operate hand and power tools for diagnostics and troubleshooting; handle equipment lifts.
• Lift up to 50 pounds; climb ladders and access rooftops as required.
• Limit reliance on external vendors; mentor when appropriate; view projects as skill upgrades.
• Respond to emergencies, security, fire, and disaster events.
