Job summary

Aspen Square Management is seeking a versatile Maintenance Technician for The Preserve at Alafia in Riverview, FL. The role focuses on completing work orders, performing HVAC maintenance, preparing apartments for new residents, and upholding property standards.

You will collaborate with a team, provide strong resident service, and participate in on-call rotations while relying on your own tools and driver’s license to get the job done.

Qualifications

• Minimum 3 years of maintenance experience; property management experience helpful.
• EPA licensure required.
• Demonstrated hands-on expertise with HVAC systems.
• Ability to participate in on-call rotations for emergencies.
• Must possess a valid driver’s license and reliable transportation.
• Provide own hand tools.
• Physical ability to stand/walk for long periods, operate equipment, and lift up to 50 lbs.

Responsibilities

• Complete assigned work orders promptly and efficiently.
• Perform routine maintenance and repairs on HVAC systems.
• Prepare apartments for new residents, including make ready’s and punch lists.
• Collaborate with maintenance and office teams to uphold property standards.
• Maintain curb appeal and overall visual appearance of the property.
• Provide excellent customer service to residents.
• Perform any other duties as assigned.

Position Description:

• Complete assigned work orders promptly and efficiently
• Conduct routine maintenance on HVAC systems, performing repairs and preventive upkeep
• Prepare apartments for new residents, make ready’s, and punch list
• Collaborate closely with our maintenance and office teams to uphold property standards
• Uphold the visual appeal of the property, maintaining its curb appeal
• Provide top-notch customer service to our residents
• All other duties as assigned

Position Requirements:

• Possess a minimum of 3 years of maintenance experience (prior experience in property management or housing is advantageous)
• Hold EPA licensure
• Demonstrate hands‑on expertise with HVAC systems
• Ability to participate in on‑call rotations for emergencies as scheduled
• Must possess a valid driver’s license and have reliable transportation to and from work, ability to go off‑site
• Provide own hand tools
• Essential functions of the position regularly require the ability to stand or walk for prolonged periods of time, the ability to operate equipment, and the ability to lift up to 50lbs.
