Job summary

GMH Communities seeks a Maintenance Supervisor in West Lafayette, IN to oversee maintenance needs, budgets, and work orders while leading the maintenance team and ensuring resident satisfaction.

Rotating on-call and weekend availability are required. The role emphasizes hands-on maintenance, unit and grounds upkeep, and strong customer service to reflect the community’s high standards.

Qualifications

• At least 3 years' experience in apartment or hospitality maintenance preferred
• 2-3 years' experience managing a team
• HVAC I and II Certification required, mechanical background preferred
• A valid driver’s license, good driving record and proof of insurance is required
• Strong organizational, interpersonal, leadership and basic computer skills

Responsibilities

• Maintain positive resident relations through outstanding service
• Participate in the daily operations of the property
• Train and supervise all Maintenance Team Members
• Vendor negotiation, scheduling and contracting
• The Turn and Make Ready process; Inspect units for Move In readiness
• Conduct regular property health and safety inspections
• Communicate with the General Manager regarding any problems with maintenance or curb appeal that requires further attention
• Respond appropriately to emergencies, according to policies and procedures
• Hold daily meetings to ensure work orders are being assigned and completed
• Develops standards for the cleanliness and overall appearance of the buildings and common areas to reflect high quality
• Periodically inspects work performed by contractors and vendors to verify quality
