The successful candidate will perform a variety of routine tasks, manage logs, assist with emergency procedures, and support tenants and contractors as part of a professional facilities team.

Qualifications

• General Maintenance, two years commercial HVAC preferred or related experience.
• High school diploma or equivalent.
• Read and use all types of testing equipment, analog digital multi-meters, pressure and temperature indicating and recording devices, air flow measuring devices, and leak detection devices.
• Knowledge and proper use of basic hand tools (i.e. socket sets, wrenches, pliers, screwdrivers, saws and hammers, etc.)
• Understand correct usage of power tools (pneumatic, electric or engine drive), drill motors, saws, grinder, and impact wrenches, etc.)

Responsibilities

• Perform preventive maintenance and repairs on all mechanical, electrical, plumbing and HVAC systems.
• Make adjustments to HVAC and related equipment to maintain established criteria.
• Perform general repairs and maintenance of building components.
• Participate in water treatment chemical programs.
• Maintain operation logs and files for plant operations and equipment checks.
• Apply knowledge of HVAC distribution and controls to resolve work orders.
• Perform landscaping tasks as needed (mowing, planting, watering, etc.).
• Remove snow and spread salt during icy conditions.
• Greet and respond to tenant requests promptly and professionally.
• Collaborate with contractors and tenants to maintain good relations.
• Follow emergency procedures including evacuations, fire alarms, and life-safety system checks.
• Operate fire alarm and life safety systems and ensure compliance with safety laws.
