Qualifications

• General maintenance experience; two years HVAC preferred or related experience
• High school diploma or equivalent required
• Ability to read and use testing equipment, meters, sensors and temperature/pressure devices
• Knowledge and proper use of basic hand tools
• Read and follow equipment manuals and instructions
• Understand correct usage of power tools and related equipment
• Compute basic math for equipment performance and operations
• Effective verbal and written communication
• Sufficient computer skills to administer engineering programs
• Interact with employees, visitors and contractors with poise and diplomacy
• Maintain safety and follow safety procedures, licensing as applicable

Responsibilities

• Perform preventive maintenance and repairs on mechanical, electrical, plumbing and HVAC systems
• Adjust HVAC and related equipment to meet operating criteria
• Repair and replace building components and fixtures
• Participate in water treatment chemical programs
• Maintain operation logs and inspection records
• Make adjustments to HVAC distribution and controls
• Perform various grounds and outdoor maintenance tasks
• Respond promptly to tenant requests within guidelines
• Maintain professional relations with contractors and tenants
• Participate in required training and team activities
• Assist with emergency procedures and safety systems
