Job summary

Larry H. Miller Property Management, Sandy, UT, seeks a Maintenance Technician to operate and maintain building equipment and systems under supervision.

The role involves preventive maintenance, repairs, and coordination with the Facilities Manager to resolve issues promptly. Responsibilities include HVAC adjustments, general building repairs, logs and safety compliance, and hands-on work across electrical, plumbing, and grounds tasks.

Qualifications

• General maintenance, two years commercial HVAC preferred or related experience.
• Read and use all types of testing equipment, analog/digital multi-meters, pressure and temperature indicating and recording devices, air flow measuring devices, and leak detection devices.
• Knowledge and proper use of basic hand tools (socket sets, wrenches, pliers, screwdrivers, saws, hammers).
• Understand correct usage of power tools (pneumatic, electric or engine drive).
• Communicate effectively both verbally and in writing.
• Possess sufficient computer skills to administer required engineering programs.
• Understand and apply safety equipment usage and city/state/federal safety regulations.

Responsibilities

• Perform preventive maintenance and repairs on mechanical, electrical, plumbing and HVAC systems including pumps, chillers, boilers, air compressors and air handling units.
• Adjust HVAC equipment to meet operating criteria and guidelines by Supervisor.
• Perform general repairs and maintenance of building components such as fixtures, appliances, plumbing, and electrical.
• Participate in water treatment chemical programs for the property.
• Maintain operations logs and inspection records for central plant and systems.
• Apply HVAC distribution and controls knowledge to resolve work orders.
• Assist with various grounds maintenance tasks and snow removal as required.
• Maintain professional relations with contractors and tenants and ensure safety and compliance.
