Job summary

Rainey Property Management is seeking a Floating Property Manager to support HUD and LIHTC properties within the Austin portfolio. The role requires stepping in during staffing vacancies, audits, and inspections, reporting to the Regional Manager.

The candidate must have at least three years of direct HUD/LIHTC property management experience and strong knowledge of compliance, income verification, and file documentation. Onsite teams rely on this role for leadership and continuity.

Qualifications

Minimum three (3) years of hands-on property management experience with HUD and LIHTC/Tax Credit communities.
Strong knowledge of HUD and LIHTC compliance requirements.
Experience with EIV, TRACS, HUD-50059, Section 42/LIHTC compliance, MORs, NSPIRE inspections, and affordable housing audits.
Fair Housing, VAWA, Section 504, HOTMA, and applicable housing requirements.

Responsibilities

Manage day-to-day property operations including leasing, resident relations, maintenance, budgeting, collections, and staff.
Ensure compliance with HUD, LIHTC, and federal/state/local requirements.
Review affordable housing files including income verification, certifications, recertifications, rent calculations, and documentation.
Prepare properties and resident files for HUD MORs, NSPIRE inspections, and audits.
Identify compliance deficiencies and implement corrective actions.
Travel between properties as needed.
