Qualifications

• Bachelor’s degree in Business Administration, Real Estate, Human Services, or related field OR 7+ years relevant work experience.
• 3+ years of property management experience, preferably in nonprofit or affordable housing.
• Proficiency with property management software and HUD reporting systems.
• CPO, SHCM, or similar HUD/affordable housing certifications are highly desirable.

Job description

The Housing Property Manager will oversee the daily operations for affordable housing management including tenant relations, maintenance tracking, and regulatory compliance for our non-profit housing portfolio. This role blends traditional property management with specialized compliance, including HUD Section 811 regulations and grant-funded program management to ensure safe, sustainable, and affordable housing for individuals with developmental disabilities in Wood County.

Responsibilities Include:

• Tenant Relations & Lease Administration – maintain leases from execution to renewal or termination, handle payment agreements, serve as the primary point of contact for tenant questions, concerns, and dispute resolutions.
• Maintenance, Inventory & Project Tracking – log, assign, and track maintenance work orders to ensure timely repairs and high tenant satisfaction, manage purchase orders and track capital improvement projects.
• Compliance, Reporting & Funding – handle all HUD Section 811 reporting requirements, including managing tenant certifications, recertifications, and utilizing HUD software systems (e.g., TRACS), ensure property remains compliant with all federal, state, and local affordable housing regulations and safety codes, assist with the research, draft, and application for housing-related grants.

Requirements Include:

• Bachelor’s degree in Business Administration, Real Estate, Human Services, or a related field OR 7+ years relevant work experience
• 3+ years of experience in property management, with a strong preference for non-profit or affordable housing environments
• Proficiency with property management software (e.g., Yardi, RealPage, or AppFolio) and direct experience with HUD reporting systems
• Certified Professional of Occupancy (CPO), Specialist in Housing Credit Management (SHCM), or similar HUD/affordable housing certifications are highly desirable
