Job description

Hotel Revenue Manager (Multi-Property Portfolio)

A&R Hospitality Management | Gulf Shores, AL (On-site, Corporate Office)
Full-Time | Salaried, Exempt | $70,000 – $95,000 per year

Own the Numbers. Shape the Strategy. Grow RevPAR Across a Multi-Brand Hotel Portfolio.

Do you read STR reports for fun? Can you spot a compression date three months out? Do you know exactly when to raise rates, close out a discount, or set a minimum length of stay (MLOS)? If so, we want to talk to you.

A&R Hospitality Management is hiring a Hotel Revenue Manager at our corporate office in Gulf Shores, Alabama. You’ll manage rooms revenue for an assigned portfolio of hotels across brands including IHG, Hilton, Marriott, Choice, Hyatt, and Wyndham. You’ll report to the Vice President of Revenue Generation and work closely with General Managers, Directors of Sales, and corporate teams. Your job is to grow market share, beat the competitive set, and drive RevPAR, ADR, and occupancy.

This is a high-impact, hands‑on revenue management role. You’ll own the pricing strategy, inventory controls, forecasting, and distribution for multiple properties, and you’ll see the results of your decisions every day.

What You’ll Do

Revenue Strategy & Market Analysis

  • Analyze historical performance, future demand, and market conditions to find need periods, compression dates, and revenue opportunities

  • Evaluate business mix by market segment and distribution channel, and recommend changes that improve revenue and profitability

  • Run competitive set (comp set) analysis on rate positioning, market share, and areas to improve

  • Build and carry out hotel‑specific revenue strategies and pricing tactics

  • Review weekly and monthly STR reports for occupancy, ADR, RevPAR, and index performance (MPI, ARI, RGI)

  • Lead regular revenue strategy calls with assigned properties

Forecasting & Budgeting

  • Build and maintain topline occupancy, ADR, and rooms revenue forecasts, updating them as business on the books (OTB), booking pace, and market conditions change

  • Partner with property leadership and the VP of Revenue Generation on annual rooms revenue budgets and monthly reforecasts

  • Track booking pace, pickup, and OTB against forecast, budget, and prior year, and recommend strategies to close gaps

Pricing, Inventory & Distribution

  • Set and manage daily rates by season, build and update rate plans, and adjust room‑type differentials

  • Monitor competitor pricing, demand trends, and booking activity, and make timely rate recommendations

  • Manage inventory controls and stay restrictions, including MLOS, to get the most revenue across different demand patterns

  • Monitor rate parity and pricing accuracy across distribution channels, including brand.com, GDS, and OTA channels

  • Load, update, and audit rates and restrictions in brand revenue management systems (RMS)

Performance Tracking & Reporting

  • Lead revenue meetings with property leadership covering performance, pace, forecasts, and action plans

  • Prepare weekly tracking and status reports that measure how well each strategy is working

  • Lead month‑end performance reviews and recommend strategy adjustments

  • Review KPIs (occupancy, ADR, RevPAR, comp set indices) and act on variances

Group, Negotiated Rates & Special Projects

  • Run group displacement analysis so Sales and property leaders can weigh group business against expected transient demand

  • Support the annual corporate RFP and negotiated (LNR) rate process by recommending rate strategies and evaluating account production

  • Complete ad hoc analysis and special projects

  • Visit assigned properties and markets periodically, quarterly where business needs require

Collaboration & Culture

  • Build strong working relationships with hotel leaders, Sales teams, and corporate staff

  • Work with Sales on group analysis, rate integrity, and distribution accuracy

  • Take part in cross‑functional initiatives that support company and property goals

  • Champion A&R’s Culture, Mission, and Values, and uphold brand standards and company policies

What You Bring

Required

  • 3+ years of progressive hotel revenue management experience

  • Strong knowledge of revenue management principles, pricing strategy, distribution channels, and the hospitality industry

  • Hands‑on experience with topline forecasting, budgeting, and STR reporting

  • Experience with brand revenue management systems

  • Advanced Microsoft Excel skills, including building analyses and performance reports from raw data

  • Strong analytical and strategic thinking, with the ability to turn data into clear, actionable recommendations

  • Excellent written and verbal communication skills

  • Strong organization, with the ability to manage competing priorities across multiple hotels

  • Strong interpersonal skills and the ability to build trust with property teams

  • Willingness to travel to assigned properties and markets as needed

  • Willingness to sign A&R Hospitality’s non‑disclosure and non‑compete agreements

Preferred

  • Bachelor’s degree in Business, Hospitality Management, Economics, Finance, Statistics, or a related field

  • Experience with IHG, Hilton, Marriott, Choice, Hyatt, and/or Wyndham revenue management and distribution systems

  • Experience managing revenue for a multi‑property or multi‑brand hotel portfolio (cluster or area revenue management)

Why A&R Hospitality?
