PJ Morgan Real Estate is hiring an HOA Property Manager in Omaha, NE. This in-office, full-time role supports the Association and homeowners, reports to the Director of Property Management, and requires regular board collaboration and evening meetings.

Compensation ranges from $50,000 to $55,000 based on experience. The ideal candidate has property management experience, a valid driver’s license, and excellent communication and organizational skills.

• Previous experience in property management or related field required.
• Valid driver’s license and reliable vehicle required.
• Strong written and oral communication skills.
• Ability to maintain confidentiality and professionalism.
• Proactive, detail-oriented, and able to manage multiple tasks.

Responsabilidades

• Act as liaison between the HOA board and homeowners.
• Manage collection of HOA dues and monthly bills.
• Prepare monthly financial reports and coordinate maintenance requests.
• Assist in budget development with the Board of Directors.
• Attend HOA and owner meetings, including possible evenings.
• Coordinate maintenance with vendors and track performance and completion.
• Obtain bids for repairs and follow up after board approval.
• Know covenants, bylaws, and articles to protect owner interests.
• Conduct regular site visits and enforce covenant compliance.
• Identify improvement opportunities and plan budget for future needs.
• Foster relationships with maintenance teams and trusted vendors.
• Respond to weather or property emergencies for the association.
• Monitor receivables and address delinquencies when needed.
