Job Summary

Full-time position. The General Manager serves the Board and the overall Association to protect and enhance the value of the collective assets, the perception of the community, and the quality of life for residents. The General Manager is responsible for overseeing day-to-day management operations as well as achieving long-range goals, coordinating and planning service activities in all Association areas, and aiding in formulating and administering organization policies.

Requirements
Essential Duties and Responsibilities
  • Implement Board policy and directives within the scope of the management contract.
  • Assist the Board of Directors with strategic planning initiatives.
  • Prepare annual budget estimates for Board action and approval; report monthly financial obligations and distribute financial data to Board; develop and administer annual operating and capital budgets in accordance with governing documents, state statutes, and Board policies.
  • Prepare schedules and establish priorities for routine and special work projects.
  • Administer community functions within the approved budget and advise the Board of significant operational problems or deviations from the management plan.
  • Provide regular status updates to the Board on all ongoing projects and obtain Board feedback/approval as necessary.
  • Act as liaison between the Board of Directors and residents during execution of established policies and conveyance of resident grievances.
  • Analyze financial reports, coordinate input of professional advisors, and implement recommended procedures.
  • Facilitate Annual Meetings and Elections.
  • Establish priorities, provide advice to the Board concerning major expenditures.
  • Supervise expenditures to conform to budget guidelines.
  • Establish budget controls and prepare budget recommendations.
  • Ensure day-to-day compliance with the Injury and Illness Prevention Program, Hazard Communication Program, and any supplemental programs required by California or federal OSHA.
  • Work with subcontractors and Association volunteers to communicate and implement decisions of the Board.
  • Prepare minutes and an action-item list following board meetings.
  • Delegate and assist in completion of punch-list items as appropriate.
  • Create a sense of community through positive service and communication.
  • Supervise and direct team members to achieve results; provide guidance and direction to ensure overall departmental success.
  • Participate in the hiring process by interviewing potential team members and selecting those who best meet staffing needs; onboard and train new hires.
  • Follow all Human Resources policies, including company policies and applicable employment and labor laws; ensure compliance within the team.
  • Ensure staff receive required training and attend mandatory meetings.
  • Ensure team members have current knowledge of processes and procedures; keep staff informed about policy updates.
  • Monitor and develop team member performance, including supervision, scheduling, planning, employee engagement, and retention.
  • Provide regular feedback, coaching, and performance evaluations; administer disciplinary actions when needed.
  • Make merit decisions within budget and/or established guidelines; review, monitor, and approve timecards for accuracy.

Qualification Requirements
  • Valid Driver’s License and clean MVR.
  • Reliable transportation and ability to drive to and from communities.
  • Knowledge of landscape and maintenance issues; ability to guide contractors and vendors.
  • Certification through CAI or CACM.

Education and Experience
  • 3+ years of experience as an onsite General Manager.
  • 3+ years of experience as a supervisor.
  • High School Diploma or GED required.
  • Bachelor’s Degree preferred.
