Job summary

Firstsource in Palm Bay, FL, is seeking an experienced HELOC Loan Processor to manage files from application to clear-to-close within service level standards. You will act as the main liaison among loan officers, members, vendors, and underwriting, ensuring quality, timeliness, and compliance across the file lifecycle.

The role requires strong knowledge of mortgage processing, Encompass LOS, and regulatory requirements, with a focus on accurate documentation and proactive updates to stakeholders.

Qualifications

• Minimum 2 years of mortgage processing experience; HELOC experience preferred.
• Proficient with Encompass LOS and milestone tracking.
• Ability to calculate DTI and CLTV from documents.
• Strong written and verbal communication skills.
• Experience handling 30+ active files simultaneously.

Responsibilities

• Review HELOC applications for completeness and accuracy.
• Issue disclosures within regulatory windows when required.
• Coordinate third-party services (appraisals, title, flood).
• Collect and verify income documentation (W-2s, paystubs, tax returns).
• Maintain Encompass eFolder and document naming conventions.
• Prepare submission narratives for underwriting.
• Manage underwriting conditions and upload cleared docs.
• Monitor pipeline and ensure timely follow-ups.
