Job summary

Ajax Building Company, part of the STO Building Group, seeks a Healthcare Preconstruction Manager to lead estimating, budgeting, and planning for healthcare projects, including occupied renovations and new facilities. You will partner with owners, architects, engineers, and internal teams to drive cost modelling, design development input, and procurement strategies throughout preconstruction.

Qualifications

• Bachelor's degree or equivalent in a construction-related field.
• 7+ years of preconstruction or estimating experience in commercial construction.
• Healthcare construction experience including hospitals or medical offices preferred.
• Experience leading preconstruction for occupied healthcare renovations preferred.
• Knowledge of healthcare regulations and best practices (e.g., ICRA, ILSM, AHCA).
• Strong interpersonal, communication, presentation, negotiation, and organisational skills.
• Proven ability to build relationships with owners, architects, engineers, and subcontractors.

Responsibilities

• Lead preconstruction services for complex healthcare projects from estimating through turnover.
• Develop budgets, estimates, GMP proposals, and cost models across design phases.
• Oversee subcontractor solicitation, bid leveling, and buyout strategies.
• Collaborate with owners, architects, engineers, and consultants for budgeting and constructability input.
• Identify healthcare-specific risks like phased renovations and infection control during planning.
• Prepare design-phase deliverables, cost reports, and GMP proposals for owners and leadership.
• Assess design changes and provide cost analyses, alternates, and value engineering recommendations.
• Maintain historical cost data and forecasting methods to improve pricing accuracy.
