Job summary

Ajax Building Company, part of the STO Building Group, seeks an experienced Healthcare Preconstruction Manager to lead estimating, budgeting, and preconstruction planning for healthcare projects, including occupied hospital renovations, medical offices, and new facilities.

You will develop budgets, GMP proposals, value engineering recommendations, and risk analyses, while coordinating with owners, architects, engineers, and internal teams to ensure constructability and uninterrupted patient care.

Qualifications

• 7+ years of preconstruction or estimating experience within commercial construction.
• Significant healthcare construction experience preferred, including hospitals, medical office buildings, surgical centers, or comparable healthcare facilities.
• Experience leading preconstruction efforts for occupied healthcare renovations strongly preferred.
• Bachelor's degree in Construction Management, Civil Engineering, Architecture, or related field, or equivalent combination of education and relevant experience.
• Strong understanding of commercial construction methods, building systems, constructability, estimating, procurement, and project planning.
• Working knowledge of healthcare construction regulations and best practices, including ICRA, ILSM, AHCA requirements (or comparable healthcare regulatory environments), phased construction, and occupied facility logistics preferred.
• Experience developing conceptual estimates, detailed estimates, GMP proposals, value engineering studies, and procurement strategies.
• Strong interpersonal, communication, presentation, negotiation, and organizational skills.
• Proven ability to build relationships with owners, healthcare providers, architects, engineers, consultants, and subcontractors.

Responsibilities

• Lead preconstruction services for healthcare projects from conceptual estimating through turnover.
• Develop conceptual budgets, detailed estimates, GMP proposals, and cost models.
• Oversee subcontractor solicitation, bid leveling, scope reviews, and buyout strategies.
• Coordinate with owners, architects, engineers, consultants, and teams for budgeting and cost guidance.
• Identify risks related to occupied healthcare environments and phased construction.
• Review regulatory requirements to ensure estimates reflect project complexity.
• Develop and present design-phase deliverables and cost reports to owners.
• Evaluate design changes and provide cost analyses and value engineering.
• Maintain historical cost data, benchmarking, estimating standards, and forecasting methodologies.
• Partner with Operations during turnover for seamless transition.
