Qualifications

• B.S. in construction management/science, engineering, or related field.
• 4+ years’ work experience in the construction industry.
• OSHA 30-Hour Construction Industry Outreach Training required (may obtain within first year).
• Experience with project manager software.
• Experience with cost projection, scheduling, financial analysis, budget reviews and labor reports.
• Ability to build and manage direct reports.

Responsibilities

• Assist PM II with oversight of a construction project by planning, scheduling and coordinating all phases.
• Assist PM I during plan development with owners/architects; provide cost input and preliminary budgets.
• Oversee startup activities on the project; coordinate site operations and deliveries to minimize disruption.
• Review subcontractor bids for buyout, ensure bonds/insurance before start, resolve issues in contracts.
• Ensure contract terms/standards are met; inspect work to plans and specs; document deficiencies.
• Approve subcontractor work for payment; code invoices; ensure close-out docs and punch lists are resolved; monitor payments.
• Maintain cost accounting, prepare monthly job status reports, analyze variances, share cost data with field supervisors.
• Prepare and submit monthly pay requests for owners/architects; address delays to expedite payment.
• Work with Scheduling to develop master schedule; update CPM schedule based on changes and material availability.
• Distribute changes for pricing; price self-perform work; notify supervisor of accepted changes.
• Ensure compliance with laws, codes, and company policies; take corrective action to reduce risk.
• Handle closeout docs, completion reports, final monies and SWPPP where applicable.
• Oversee safety expectations and conduct safety reviews and incident analysis.
