Job summary

ArtHaus Properties is seeking a Director of Maintenance to lead the Maintenance vertical as its own business unit. You will oversee a team and all service vendors, manage the work order lifecycle in Yardi Voyager, and align maintenance priorities with the portfolio’s needs across Oakland and Berkeley.

This leadership role focuses on outcome ownership, P&L responsibility, and strategic CapEx planning, ensuring safety, compliance, and high performance across roughly 2,500 to 4,000 units as growth

Qualifications

• Seven+ years of multifamily maintenance experience, including multi-site leadership.
• Ownership of a maintenance budget or P&L, with forecasting and variance management.
• Working knowledge of California building, habitability, and landlord-tenant repair requirements.
• Strong technical knowledge of building systems: HVAC, plumbing, electrical, boilers, roofing, elevators, life safety.
• Experience building teams: hiring, training, and supervising managers.

Responsibilities

• Lead the Maintenance vertical as its own business unit and oversee the team and vendors.
• Manage the work order lifecycle end to end and track in Yardi Voyager.
• Oversee on-call coverage, emergency protocols, and incident escalation.
• Direct unit turns, renovations, CapEx planning and capital recommendations.
• Ensure safety, code compliance, and budget performance across the portfolio.
