Job summary

Blue Owl Capital, a leading asset manager, seeks a seasoned Head of FP&A for its REIT to build and lead the FP&A function. You will drive budgeting, forecasting, and market analysis, and partner with leadership on strategic financial decisions.

You will develop complex models, monitor performance, and deliver reporting for executives and boards, with a focus on NOI/FFO/AFFO, leverage, and capital structure. A strong leadership and clear communication style is essential.

Qualifications

• 12+ years of FP&A or corporate finance experience, with significant exposure to real estate/REITs.
• Public REIT experience preferred; PE or Big Four advisory with real estate expertise considered.
• Deep understanding of NOI, FFO, AFFO, NAV, leverage and capital structure.
• Advanced financial modeling for integrated forecasting and valuation.
• Experience supporting earnings processes, guidance, and investor analyses.
• Strong knowledge of leases, debt agreements, partnerships, and purchase agreements.
• Excellent communication and presentation skills.
• Highly organized, deadline-driven, with ability to manage multiple priorities.
• Advanced Excel; experience with planning systems and BI tools.

Responsibilities

• Lead annual budgeting and multi-year strategic planning across asset management, acquisitions, capital markets, and corporate functions.
• Develop property-level and consolidated financial models including revenue, expenses, capex, debt service and liquidity.
• Prepare rolling forecasts and analyze portfolio performance, market trends, and macro drivers.
• Monitor budget-to-actuals and provide actionable recommendations to management.
• Produce REIT metrics (NOI, FFO, AFFO, NAV, leverage) and balance sheet insights.
• Support acquisitions, dispositions, developments and capital allocation analyses.
• Partner with Accounting and Investor Relations for quarterly earnings reporting and reconciliations.
• Create materials for executive leadership, investors, and Board meetings.
• Benchmark performance against peers and industry trends.
