Job summary

OneCanopi seeks a Director of Development to lead strategic and operational affordable housing initiatives in Butler County. You will drive new construction, acquisition, rehabilitation, and redevelopment while assembling complex financing packages and ensuring project milestones align with mission and financial goals.

The role requires steering development pipelines, coordinating with public and private partners, and overseeing budgets, risk, and compliance from concept through operations.

Qualifications

• Bachelor’s degree from an accredited college or university in real estate development, finance, business administration, urban planning, public administration, construction management, architecture, or a closely related field.
• Six (6) to ten (10) years of progressively responsible real estate or affordable housing development experience, including demonstrated leadership in a development setting.
• Experience assembling or managing development financing involving multiple funding sources and regulatory requirements.
• Demonstrated ability to develop and interpret project budgets, operating pro formas, sources and uses, cash-flow forecasts, and development schedules.
• Experience managing multidisciplinary internal teams, consultants, partners, and transaction professionals.
• Strong written, verbal, presentation, negotiation, relationship-management, and problem-solving skills.
• Proficiency with Microsoft Office and financial/project-management tools used to evaluate and monitor development activity.
• Valid driver’s license, proof of insurability, and ability to travel to project sites, meetings, and events as required.

Responsibilities

• Develop and execute a multi-year affordable housing development strategy aligned with OneCanopi’s mission, plan, and financial objectives.
• Source, evaluate, and prioritize opportunities involving new construction, acquisition, rehabilitation, and other initiatives.
• Maintain a credible development pipeline and stage-gate process with schedules, staffing, and risk analysis.
• Oversee site identification, market analysis, due diligence, zoning, environmental review, and preliminary financial modeling.
• Structure and secure financing using multiple sources and coordinate with advisors at closing.
• Lead funding applications, RFPs, lender submissions, and operating pro formas.
• Direct projects through all phases from predevelopment to operations and closeout.
• Coordinate with internal teams to ensure sound design and an orderly handoff to operations.
• Represent OneCanopi in negotiations, public meetings, and partner discussions.
