POSITION TITLE: Head Custodian

DATE: September 29, 2016

DEPARTMENT: Maintenance

REPORTS TO: Facilities Director

LOCATION: District Buildings

POSITION GOAL: This position provides leadership for the building custodial staff and performs a variety of tasks involving general care of the building and grounds. The work involves cleaning, repairing and maintenance. Primary responsibility is to ensure that students and staff have a safe, attractive, comfortable, clean and efficient place in which to learn, work, play and develop.

ESSENTIAL DUTIES & RESPONSIBILITIES:

  • Provides leadership, supervises and assigns work to building custodians. Manages overall work schedules for custodial staff and coordinates additional tasks with building administrators.
  • Performs all duties and ensures custodial staff maintains high standards of safety, cleanliness and efficiency; dusts and cleans classrooms and offices, washes walls and woodwork, washes windows, sweeps, mops, scrubs and waxes floors, shampoos and vacuums carpets and washes and sanitizes bathroom fixtures and replenishes supplies.
  • Oversees maintenance of exterior grounds and building systems (HVAC, public address, fire, sprinklers, time clock, etc.)
  • Maintains and manages supplies and materials to ensure custodial support to building. Ability and willingness to use computerized inventory control software.
  • Trains new employees in proper cleaning and maintenance.
  • Routinely inspects buildings, grounds and mechanical equipment to ensure proper maintenance and safety.
  • Maintains security and safety of building. Maintains MSDS and Right-To-Know information.
  • Maintains swimming pools to applicable Department of Agriculture standards. Pursue proper licensing for pool and drinking water wells if so required.
  • Routinely inspects, services and troubleshoots in areas of control as it relates to air handling units and/or air conditioning, as well as all other equipment.
  • Keeps records on regular maintenance of motors, pumps, fans, etc. using computerized PM software as required.
  • Assists building administrators in working with special groups who use the building in the off hours and schedules custodian for events.
  • Maintains all custodial and grounds equipment such as mowers, edgers, etc. as well as, the custodial power equipment.
  • Operates the sound and oversees the operation of the lighting systems in the theatre, where applicable.
  • Provides work direction and guidance to assigned personnel.
  • Provides direction and guidance to second shift personnel. Base hours are 7:30 a.m. to 3:30 p.m. Oversees second shift duties (this includes working second shift as required or as directed by Administrative personnel).
  • Develops and ensures completion of daily, summer, seasonal and project cleaning. Ensures adequate custodial coverage for all shifts.
  • Maintains accurate records of custodial staff supply usage.
  • Coordinates and assists with set-up, break-down and clean-up of school and community use activities. Coordinates community use by reviewing contracts, checking for scheduling conflicts, assigning custodial coverage and responding to special requests.
  • Ability to perform other assignments as directed by administration.

ABILITIES:

  • Lead a small crew in performing routine custodial activities at an assigned school site.
  • Train and provide work direction and guidance to assigned personnel.
  • Maintain buildings and adjacent grounds areas in a clean, orderly and secure condition.
  • Perform minor general maintenance and repair duties.
  • Use cleaning materials and equipment in a safe and efficient manner.
  • Operate a variety of custodial and general maintenance equipment.
  • Estimate and order required custodial supplies and equipment.
  • Maintain tools and equipment in clean working order.
  • Move and arrange furniture and equipment.
  • Observe and report safety hazards and need for maintenance and repair.

PHYSICAL DEMANDS:

Employee in this position must have/be able to:

  • Dexterity of hands and fingers to operate a variety of custodial equipment
  • Walk over uneven ground and/or stand for extended periods of time
  • Lift and/or carry up to 40 lbs. overhead for short distances
  • Occasionally lift and/or carry up to 75 lbs. overhead for short distances
  • Lift and/or carry up to 75 lbs. at waist height for short distances
  • Push/pull up to 100 lbs. over campus
  • Bend at the waist, kneel, crouch and stoop
  • Reach overhead, above the shoulders and horizontally
  • Climb ladders and work from heights
  • See, hear and speak with/without assistive devises sufficient to communicate effectively with others.

HAZARDS:

  • Exposure to cleaning agents and chemicals

APPEARANCE:

  • Personnel are expected to maintain a clean, neat and well-groomed appearance.
  • An employee's apparel identifies the individual as a representative of the school district and therefore must be clean, well-pressed, in good condition and buttoned at all times.
  • Each employee is responsible for maintaining his/her uniform and equipment.
  • Shirt collars and cuffs will be buttoned.
  • Shoes are to be clean.
  • Identification badge will be worn on the outermost garment over the left chest.
  • Haircuts- the applicable standard will be any style that does not interfere with any of the uniform requirements.
  • Any employee who reports for duty wearing dirty or unkempt apparel will be sent home to
  • Appropriate discipline will follow.
  • Personnel will be clean-shaven; if a beard is worn, it shall be neatly trimmed.
  • Personal hygiene is important! Personnel will be sent home with a loss of pay for personal hygiene problems as determined by Administration

QUALIFICATIONS:

To successfully perform this position, a person must be able to perform each essential duty satisfactorily. Minimum qualifications are listed below:

  • High school diploma
  • Pass head custodian eligibility test.
  • Demonstrate leadership ability with a multi-person staff, i.e. plan, organize, provide leadership, communicate, manage tasks simultaneously, develop a work schedule for self and others and accomplish work on time and within an established schedule.
  • Demonstrate initiative, flexibility, dependability and skill in custodial duties in previous years.
  • Current First Aid and CPR cards; current on Blood borne Pathogens training.
  • Familiarity with all materials and equipment used in the care of the school, gym and grounds.
  • Knowledgeable of gas-fired hot water and steam heating systems.
  • Possess general knowledge of school's electrical and mechanical operations.
  • Building construction experience which includes knowledge of plumbing, HVAC and electrical
  • Effective interpersonal skills with the ability to interface effectively with other administrators, teachers, parents, students, governing Board members, support staff, colleagues, contractors, and outside professional contacts.
  • Computer literate and competent with word processing, spreadsheet and database applications.
  • Current Act 24 (82), Act 34, Act 114, Act 151, Act 168 clearances, pre-employment drug test and physical with TB test.
  • The person, while performing in this position, will be required to:
    • Use hands to finger, handle or feel objects, tools or controls, and to talk and hear;
    • Sit, stand, walk and occasionally be required to stoop, kneel, climb and crouch;
    • Have specific vision abilities, to include close vision, color vision, and the ability to adjust focus;
    • Have the ability to lift and/or move up to 25 pounds; and
    • Possess effective judgment, communication, mathematical, planning and human relation skills; and will be required to work under periods of stress due to the level of position responsibility.
TERMS OF EMPLOYMENT
  • 12 months; 8 hours per day.
  • Salary and benefits according to the collective bargaining agreement between the Hazleton Area School District and its Board of School Directors and the Teamsters Local Union No. 401 International Brotherhood of Teamsters.
