Gaines Investment Trust is seeking a dependable Groundskeeper to support one of our apartment communities in Lawrence, Kansas. This role focuses on keeping the property clean, safe, and welcoming for residents and guests, with outdoor work and daily collaboration with the maintenance team.

Ideal candidates have prior groundskeeping or related experience, a valid driver's license, reliable transportation, and the ability to perform physical tasks in varying weather.

Qualifications

• Previous groundskeeping, janitorial, landscaping, or related experience preferred.
• Valid driver's license (required)
• Reliable transportation (required)
• Ability to work outdoors in various weather conditions
• Ability to perform physical work (walking, lifting, bending, standing)
• Strong work ethic with dependable attendance
• Attention to detail and pride in maintaining a clean community
• Positive attitude and willingness to support the team wherever needed

Responsibilities

• Maintain the cleanliness and overall appearance of the apartment community
• Pick up trash and debris throughout the property
• Clean and maintain common areas to company standards
• Perform general groundskeeping duties, including pressure washing
• Assist in maintaining excellent curb appeal throughout the community
• Identify and report maintenance concerns or safety hazards promptly
• Work closely with the maintenance team to support daily property operations
• Deliver outstanding customer service while interacting with residents and guests
• Help create a community residents are proud to call home
