Emerge Living is seeking an Entry Level Groundskeeper for Oakcrest Apartments in McDonough, GA 30253. This on-site role supports the maintenance team to preserve landscape and exterior areas for a high-quality living environment.

You will perform grounds work, respond to resident needs, and assist with make-ready tasks while ensuring safety and cleanliness across the property. The position may require evenings or weekends and lifting up to 50 pounds.

Qualifications

• Excellent oral and written communication skills.
• Must be willing to work evenings or weekends (on call).
• Be able to take direction in English or Spanish.
• High school diploma or GED – Preferred.
• Basic Microsoft Office Suite.

Responsibilities

• Maintain community landscape and exterior areas, including cleaning driveways, parking lots, and common spaces.
• Provide world-class customer service to residents in a friendly, professional manner.
• Perform make-ready tasks and basic maintenance as directed by management.
• Conduct preventive maintenance and document activities with residents and staff.
• Operate maintenance tools such as mowers, trimmers, blowers, and irrigation systems.
• Work on-site outdoors, with exposure to the elements.

About the Role:

As a Groundskeeper you play a key role in making our apartment communities a great place to live! The Groundskeeper is a member of the Maintenance staff working directly with the Service Manager and the office staff to provide world-class service to our residents. TheGroundskeeper is a “hands‑on” professional whose goal is to make sure everything is working right every day.

• Occasionally lifting heavier items with assistance of team members or lifting equipment


• Must be able to operate various maintenance tools such as mowers, trimmers, blowers and irrigation systems.

What You’ll Do: (Responsibilities)

• Responsible for the overall upkeep of the community landscape and the exterior image which includes cleaning of the driveways, parking lots, curbs, dumpster areas, exterior hallways, or any other public areas; maintenance of community flowerbeds, plants, and grass areas; snow removal; and pool cleaning or routine pool maintenance


• Responsible for providing world class customer service by addressing the concerns and maintenance needs of our residents in a friendly and professional manner


• Complete grounds work as directed by Service Manager and/or Community Manager which may include picking up trash, clean dumpster areas, trash rooms and trash chutes, blowing the parking area and sidewalks, removing debris, power washing, etc.


• Thoroughly clean breezeways by removing cobwebs, bugs in lights, mopping floors, power washing, and wiping down doors and handrails


• Execute basic landscaping including trimming and pruning, watering, monitoring irrigation for damage, and removing dead branches, leaves and twigs


• Assist in the preparation of make-ready units, including but not limited to removing trash from vacant apartments (trash outs) prior to make-ready


• Conduct proactive preventive maintenance activities to avoid potential issues and uphold the quality of the community


• Document all maintenance activities and communicate clearly with residents, team members, and supervisors, providing status updates and explanations of ongoing work


• Report supply needs to Service Manager and maintain shop organization


• Collaborate effectively with maintenance team members, and external contractors to ensure seamless community maintenance, foster teamwork and cooperation


• Assess community safety and cleanliness standards, ensuring compliance with regulations and enhancing resident well-being


• This involves maintaining the cleanliness of the grounds, delivering notices to apartments and performing tasks like interior and exterior painting


• May occasionally be required to lift or carry items weighing up to 50 pounds
