At Emerge Living, the Service Manager plays a pivotal leadership role in ensuring the seamless operation, safety, and upkeep of our communities. This position requires exceptional customer service skills to foster strong relationships with team members, residents, and vendors while maintaining a high standard of service. As the backbone of the community, your ability to oversee maintenance operations, manage preventive maintenance programs, and respond to service requests promptly is critical to our success.

Our Service Managers are hands-on leaders who thrive in dynamic environments, tackling challenges with enthusiasm and supporting the growth of their maintenance teams. In this role, you will be responsible for diagnosing and resolving maintenance issues efficiently, coordinating with vendors and contractors, and ensuring compliance with all safety regulations and company policies. Additionally, you will lead and mentor maintenance staff, promoting a culture of teamwork, accountability, and continuous improvement.

This position requires a strong technical background in HVAC, plumbing, electrical, and appliance repair, as well as excellent problem-solving and organizational skills. The ability to manage multiple priorities while delivering outstanding service to residents and ensuring the community is well-maintained is essential. Your leadership and expertise will contribute to creating a safe, comfortable, and high-quality living environment for our residents.

What You’ll Do: (Responsibilities)

The Service Manager reports directly to the Community Manager and ensures that the property and apartment homes meet Emerge Living's standards. Key responsibilities include:

  • Leading and coordinating the maintenance team to address property and apartment repairs.
  • Responding promptly and courteously to service requests.
  • Maintaining an adequate supply of move-in-ready apartments to meet leasing demand.
  • Assisting with hiring, training, and developing maintenance staff to enhance their technical and professional capabilities.
  • Overseeing preventative maintenance programs to minimize emergency repairs.
  • Managing the maintenance department with energy and professionalism, acting as both a technical expert and a resource for the property team.
  • Address resident service requests and perform routine property maintenance, ensuring timely and effective solutions.
  • Oversee the “make-ready” process for vacant units, including inspections, vendorcoordination, and completion of maintenance tasks.
  • Maintain cleanliness and aesthetic standards across community grounds, buildings, amenities, and common areas.
  • Inspect work performed by team members and external vendors to ensure quality and compliance with standards.
  • Manage inventory of maintenance supplies and tools, working within budgetary constraints.
  • Conduct and document monthly preventative maintenance tasks.
  • Lead safety initiatives, including regular safety meetings, compliance with OSHA requirements, and maintaining updated safety records.
  • Deliver exceptional customer service by addressing resident concerns with respect, urgency, and professionalism.

Work Environment & Physical Requirements

The Service Manager role at Emerge Living is a hands‑on position that requires working both indoors and outdoors in various weather conditions. This role involves exposure to extreme temperatures, humidity, rain, snow, and other environmental factors while performing maintenance duties across the community. The work environment includes residential apartment homes, maintenance shops, mechanical rooms, rooftops, crawl spaces, and other areas where repairs and inspections are needed.

This position requires frequent interaction with residents, team members, and vendors, necessating strong communication and customer service skills. Service Managers must be able to handle high‑pressure situations, respond to emergencies, and prioritize tasks in a fast‑paced environment.

Physical Requirements:
  • Ability to stand, walk, kneel, crouch, climb ladders, and reach overhead for extended periods.
  • Ability to lift, carry, and move up to fifty pounds regularly and occasionally lift or move heavier items with assistance.
  • Manual dexterity to operate hand tools, power tools, and maintenance equipment safely and effectively.
  • Visual and auditory ability to diagnose maintenance issues and ensure safety compliance.
  • Ability to work on‑call hours, including evenings, weekends, and holidays, as needed for emergency maintenance situations.
