Salary Range: $10.00 - $16.00 Hourly
Description

Principal Objective of Position:
Responsible for ensuring the community landscaping is maintained according to the Book & Ladder Mission and Community Sparkle Guest Experience.

Essential Functions:
Ensure the community maintains an exceptional curb appeal by following The Community Sparkle guidelines which outline keeping the grounds well maintained, such as mow lawns, trim weeds/bushes/shrubs/hedges, and rake leaves as assigned.
Maintain a safe, sparkling, and sanitary community by ensuring the community is free of trash, debris, and animal waste.
Complete snow removal tasks such as shoveling sidewalks, steps, and doorways as needed.
Respond to emergencies in an appropriate and timely manner in accordance with policies and procedures.
Examine community for safety hazards and report problems to the Facilities Manager or other appropriate team member.
Be a champion of exemplary guest service and teamwork.
Ensure understanding of all Book and Ladder policies, procedures, and expectations.
Ensure the Guest Experience is being exceeded and satisfaction amongst the community is met.

Other Responsibilities:
Collaborate with the internal team, especially the Facilities Manager/General Manager, and meet daily to ensure all operational needs are met.
Participate and attend required continuing education and in-service training sessions.
Ensure the stable and safe operation of the property at all times and ensure compliance with all company policies and procedures, as well as local, state, and federal laws and ordinances.
Perform other duties as assigned by supervisor.
Participate in Book & Ladder University as required.

Qualifications

Education and Experience Required:
12-year experience in a similar role.

Knowledge, Skills, and Abilities Required:
Ability to work weekends and on-call as needed.
Ability to operate various types of power equipment including lawnmowers, trimmers, hedge trimmers, leaf blowers, and other landscaping equipment.
Ability to use hand tools required for landscaping.
Extensive knowledge of landscaping techniques and processes.

Preferred Qualifications:
Embody the Book and Ladder Culture and Pillars in your work.

Work Environment and Physical Demands:
The work environment is outside of apartment buildings and in all areas of the property including amenities and has frequent exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous.
Must be able to operate power equipment.
Must be able to lift, bend, stoop, climb, reach, and lift up to 50 lbs. at a time.
Prolonged periods walking, standing, bending, stretching, pushing, pulling, climbing ladders, or kneeling.
Must be able to work in a variety of weather conditions.
