Position Overview

The Groundskeeper is responsible for maintaining the grounds, amenities, building exteriors, and leasing office areas of multifamily properties.

Key Responsibilities

• Perform grounds work such as trash removal, cleaning dumpster areas, blowing sidewalks, and debris removal.
• Thoroughly clean breezeways and common areas, including cobweb removal, mopping, and power washing.
• Assist with landscaping tasks including trimming, watering, and monitoring irrigation systems.
• Prepare units for new tenants by removing trash and ensuring cleanliness.
• Engage in preventive maintenance activities to uphold property quality.
• Document maintenance activities and communicate effectively with residents and team members.
• Report supply needs and maintain organized tools and equipment.
• Collaborate with team members and external contractors to ensure seamless property maintenance.
• Maintain safety and cleanliness standards, ensuring regulatory compliance.
• Perform other tasks such as interior/exterior painting and delivering notices.

Qualifications

• 1 to 3 months of related experience or training; equivalent education and experience acceptable.
• High school diploma or GED preferred.
• Basic proficiency in Microsoft Office Suite.

Physical Requirements

• Ability to walk, stand, climb stairs/ladders, and access various areas.
• Ability to push, pull, bend, kneel, and reach overhead.
• Dexterity for handling tools and reading screens.
• Visual and auditory ability to detect issues and communicate effectively.
• Ability to lift up to 50 pounds occasionally, with assistance as needed.
• Operate maintenance tools and mobile devices.

Work Environment
