Grounds Maintenance Technician – Property Maintenance

Schedule: Monday–Friday, 7:00 AM–3:30 PM
Pay: $22.00–$23.00/hour, depending on experience

Job Summary

We are seeking a reliable and hands‑on Grounds Maintenance Technician to help maintain the grounds, common areas, exterior areas, and property facilities. This position performs a variety of landscaping, groundskeeping, light exterior maintenance, cleaning, and seasonal property maintenance duties.

The ideal candidate is dependable, comfortable working outdoors in various weather conditions, and able to safely operate basic lawn and property maintenance equipment.

Responsibilities

• Maintain common areas, grounds, lawns, walkways, and other property areas.
• Rake leaves, pine needles, and other lawn and tree debris.
• Pull weeds and perform general landscaping and groundskeeping duties.
• Operate manual lawn mowers, weed‑eaters, blowers, and other lawn maintenance equipment.
• Assist with planting, aerating, thatching, and minor irrigation repairs.
• Assist with painting parking lot stripes, parking numbers, railings, posts, and other common areas.
• Perform minor exterior building maintenance and repairs.
• Assist with repairing siding, porches, steps, decks, and other exterior areas.
• Clean and maintain tennis courts, parking garages, maintenance sheds, storage areas, and other common spaces.
• Blow and wash parking garage areas as needed.
• Sweep sand and debris from walkways leading to the pier and beach areas.
• Monitor and maintain pet waste stations and ensure bags are properly stocked.
• Assist with weekly beach cleaning and other property cleanup duties.
• Perform seasonal snow removal, including plowing roads and parking lots.
• Operate snow blowers and other snow‑removal equipment.
• Shovel and clear walkways and steps and apply ice melt as needed for safety.
• Follow directions from the Maintenance Supervisor, Manager, and other designated property leadership.
• Perform additional grounds and property maintenance duties as needed.

Qualifications

• Previous groundskeeping, landscaping, property maintenance, facilities maintenance, or outdoor labor experience preferred.
• Experience operating lawn maintenance equipment is a plus.
• Ability to work outdoors and perform physically demanding tasks.
• Ability to safely operate basic hand and power equipment.
• Ability to lift, carry, bend, stoop, stand, and walk for extended periods.
• Reliable attendance and strong work ethic.
• Ability to follow directions and work independently.
• Must be comfortable working in seasonal weather conditions.
• Valid driver's license may be preferred depending on equipment and job duties.

Seasonal Responsibilities

This position includes seasonal property maintenance responsibilities. During the winter months, duties may include snow plowing, snow blowing, shoveling walkways and steps, and applying ice melt.

During the spring, summer, and fall months, responsibilities focus primarily on groundskeeping, landscaping, outdoor cleaning, property upkeep, and common‑area maintenance.
