Responsibilities

• Begin each morning with a property-wide grounds pickup and exterior property inspection.

• Spot-check irrigation and report leaks or landscaping concerns.
• Keep walkways and exterior areas clean, safe, and hazard-free.
• Assist with minor repairs and participate in an on-call rotation if scheduled.
• Document completed work and property conditions using mobile apps.

Grounds Technician – Multifamily Property

We are seeking a dependable, hardworking Grounds Technician to take ownership of the exterior appearance, landscaping, cleanliness, and curb appeal of a residential property.

This is a hands-on outdoor position for someone who takes pride in keeping a property clean, attractive, safe, and well maintained. The ideal candidate is reliable, self-motivated, detail-oriented, and has experience with landscaping or grounds maintenance.

What You’ll Do

• Begin each morning with a property-wide grounds pickup and exterior property inspection
• Walk and clean all parking lots daily, removing trash, litter, debris, and garbage to ensure parking areas remain clean and presentable
• Clean dog park areas and empty pet waste stations
• Remove litter and debris from sidewalks, walkways, landscaped areas, entrances, and all outdoor common areas
• Mow, edge, blow, trim, weed, and perform general landscaping and groundskeeping
• Maintain mulch, seasonal plants, and overall landscaping appearance
• Spot-check irrigation and promptly report leaks, damage, or landscaping concerns
• Keep walkways and exterior areas clean, safe, and free of hazards
• Maintain the property's overall curb appeal throughout the workday
• Identify and promptly report maintenance or safety issues
• Document completed work and property conditions using CompanyCam or another approved mobile application
• Assist with minor repairs and other reasonable property-support duties when needed
• Participate in an emergency on-call rotation if scheduled
• The underlying job description specifically makes morning grounds pickup and exterior property policing the primary first responsibility and already includes parking lots and outdoor common areas.

What We’re Looking For

• Landscaping or grounds-maintenance experience preferred
• Experience with exterior property upkeep, litter/debris removal, and maintaining strong curb appeal preferred
• Strong attention to detail and pride in keeping the property clean
• Dependable and punctual
• Ability to work independently and take ownership of assigned responsibilities
• Comfortable working outdoors in varying weather conditions
• Valid driver’s license
• Ability to lift up to 50 pounds
• Ability to walk, stand, bend, kneel, and perform physical groundskeeping work for extended periods
