Gateway Management Company Groundskeeper Job Description

Gateway Management Company is seeking a Groundskeeper for our Bridges at Landrum Apartment Community located in Atlanta, GA.

The Groundskeeper, under the direction of the Property Manager, is primarily responsible for maintaining the property's curb appeal. This role also involves assisting staff to ensure the community meets Gateway Management's quality standards.

Essential Job Functions:

1. Physically walk the property regularly to remove litter, debris, cigarette butts, and pet droppings, ensuring key areas remain clean at all times, including:

• Management Office, pool area, laundry room, mail kiosk/room, pathways to vacant units, stairways and breezeways, dumpster areas, recreation areas, grounds adjacent to the road, in front of the office, walkways, exterior lighting fixtures, parking lots, and drives.

Perform daily trash removal duties at vacated apartments, including removing abandoned furniture, trash, and boxes, and transferring these items to the dumpster or storage area as appropriate.

Transfer trash and other items left outside of dumpsters into the dumpsters, sweep the area, and keep dumpster doors closed when not in use.

Assist with routine maintenance tasks as directed by the Property Manager, such as helping with make-readies, painting (interior and exterior), routine service requests, changing locks, and distributing resident communications including notices, inspections, pest control notices, and newsletters.
