We are seeking an experienced General Manager to provide senior-level operational leadership across a portfolio of approximately 1,900 multifamily units spanning nine high-rise and mid-rise residential buildings in Chicago. This individual will have broad responsibility for the day-to-day performance, financial results, resident experience, and overall operations of the portfolio.

The General Manager will lead and develop a team of property management and building operations professionals while partnering closely with ownership and senior leadership to execute business objectives, maximize asset performance, and maintain high standards across the portfolio.

This is a highly visible leadership position for an experienced multifamily operator who is comfortable managing a large, complex portfolio and driving accountability across multiple properties and functional teams.

Key Responsibilities

• Provide overall operational leadership and strategic direction for a 1,900+ unit multifamily portfolio consisting of nine high-rise and mid-rise buildings.
• Oversee day-to-day property operations, ensuring properties are well-maintained, financially successful, and delivering a high-quality resident experience.
• Lead, mentor, and hold accountable property management teams, including property managers, leasing, maintenance, engineering, and resident services personnel.
• Establish performance expectations and operating standards across the portfolio while ensuring consistency between properties.
• Maintain direct oversight of occupancy, leasing performance, rent collection, delinquency, renewals, resident retention, and operating expenses.
• Review property financial performance and budgets, identify variances, and implement strategies to improve NOI and overall asset performance.
• Partner with ownership and senior leadership on annual budgets, capital planning, operating strategies, and long-term property objectives.
• Monitor and address resident escalations, customer service issues, and operational challenges, ensuring timely and effective resolution.
• Oversee relationships with vendors, contractors, service providers, and other third-party partners.
• Partner with maintenance and engineering leadership to ensure preventative maintenance programs, building systems, life-safety requirements, and physical assets are properly managed.
• Provide oversight of capital improvement and renovation projects, coordinating with internal teams and contractors to ensure projects are completed on time and within budget.
• Ensure compliance with all applicable Chicago and Illinois housing regulations, fair housing requirements, building codes, and company policies.
• Analyze property-level KPIs and operational reporting to identify trends, opportunities, and areas requiring corrective action.
• Conduct regular property walks and operational reviews to ensure each building meets established standards.
• Develop and implement initiatives designed to improve resident satisfaction, retention, operational efficiency, and financial performance.
• Collaborate cross-functionally with accounting, asset management, construction, marketing, leasing, and other corporate teams.
• Serve as a senior escalation point for complex operational, staffing, resident, and property-level issues.
• Foster a culture of accountability, teamwork, service excellence, and continuous improvement across the portfolio.

Leadership & Team Management

• Lead through multiple layers of management and establish clear accountability across the organization.
• Coach and develop Property Managers and other department leaders to strengthen operational performance and leadership capabilities.
• Evaluate staffing needs and organizational structure across the portfolio.
• Participate in hiring, performance management, succession planning, and talent development.
• Create a collaborative operating environment while maintaining high expectations for execution and results.

Qualifications

• 8+ years of multifamily property management experience, with progressive leadership responsibility.
• Demonstrated experience overseeing a large multifamily portfolio, ideally 1,000+ units.
• Experience managing high-rise, mid-rise, or large urban multifamily communities strongly preferred.
• Proven experience leading multiple properties and teams simultaneously.
• Strong understanding of multifamily operations, including leasing, maintenance, resident relations, budgeting, collections, and financial performance.
• Demonstrated experience managing budgets and understanding property-level financial statements and NOI.
• Strong leadership, communication, organization, and problem-solving skills.
• Ability to balance strategic priorities with hands-on operational oversight.
• Experience working with ownership, investors, asset management, or senior corporate leadership preferred.
• Familiarity with multifamily property management software such as Yardi, RealPage, Entrata, or similar platforms.
• Knowledge of Chicago multifamily housing regulations and market dynamics preferred.
• Bachelor's degree in business, real estate, property management, or a related field preferred.
