Description
The General Manager oversees the full operational, financial, and experiential performance of a large‑scale, highly amenity-rich master‑planned community. This role ensures that the community delivers a cohesive, high‑quality lifestyle experience across amenities, resident services, events, infrastructure, and long‑term development phases. The General Manager acts as the strategic and operational leader, partnering with developers, HOA boards, service providers, and residents to maintain the community’s brand, financial health, and long‑term vision.
Your Responsibilities:
Community Operations & Experience
- Lead day‑to‑day operations across all amenities, including clubhouses, fitness centers, pools, trails, parks, food & beverage outlets, and specialty facilities (e.g., wellness centers, marinas, golf, coworking).
- Maintain a consistent, elevated resident experience aligned with the community’s brand standards.
- Oversee lifestyle programming, events, and community engagement initiatives that drive resident satisfaction and retention.
- Ensure all amenities operate safely, efficiently, and in compliance with local regulations.
Strategic Planning & Development Alignment
- Collaborate with the developer on long‑term community build‑out, phasing, and amenity planning.
- Provide operational input on new amenities, infrastructure, and community enhancements.
- Support transition planning as the community evolves from developer control to resident governance.
Financial Management
- Develop and manage annual operating budgets, capital improvement plans, and reserve studies.
- Oversee financial reporting, forecasting, and cost‑control measures.
- Ensure revenue‑generating amenities (F&B, membership programs, rentals, events) meet performance targets.
- Manage vendor contracts, procurement, and service agreements to ensure value and quality.
Leadership & Team Management
- Recruit, train, and lead a multidisciplinary team including operations, maintenance, lifestyle, F&B, and administrative staff.
- Establish performance standards, service protocols, and accountability systems.
- Foster a culture of hospitality, professionalism, and continuous improvement.
Resident Relations & Communication
- Serve as the primary point of contact for residents, HOA boards, and community stakeholders.
- Oversee communication channels including newsletters, digital platforms, and community meetings.
- Address escalated resident concerns with diplomacy and problem‑solving.
Facilities, Maintenance & Asset Management
- Ensure all community assets are maintained to premium standards.
- Oversee preventive maintenance programs, inspections, and capital repairs.
- Manage relationships with landscape, security, janitorial, and other operational vendors.
Governance & Compliance
- Support HOA/POA governance, board meetings, and policy implementation.
- Ensure compliance with governing documents, local ordinances, and regulatory requirements.
- Maintain accurate records, reports, and documentation.
Skills & Qualifications:
- A minimum of 7 years of successful high-profile community management experience or equivalent professional experience in a related field, with at least 4 of those years being responsible for a staff of no less than 10 individuals with a variety of roles, backgrounds and job assignments.
- Experience with master‑planned communities, luxury residential developments, or highly amenity-rich environments strongly preferred.
- Bachelor’s degree in business, hospitality, real estate, or related field preferred.
- CMCA, AMS, or PCAM certifications (or equivalent) a plus.
- Additional hospitality or resort management credentials beneficial.
- Proven track record managing large teams and multimillion‑dollar budgets.
- Strong leadership and people‑management capabilities.
- Exceptional communication and resident‑facing service skills.
- Financial acumen, including budgeting, forecasting, and P&L oversight.
- Ability to manage complex operations with multiple amenities and stakeholders.
- Strategic thinker with the ability to execute operational plans.
- Proficiency with property management systems, and digital communication tools.
- Must be certified and licensed by the State of Florida for Community Association Management (CAM) or Real Estate License for the State of Georgia.
- Valid Driver’s License and State Mandated Vehicle Insurance.
Physical Requirements:
- Ability to lift up to 25lbs following appropriate safety procedures.
- Must be able to stand, sit, walk, and occasionally climb.
- Ability to respond to emergencies in a timely manner.
- Ability to work in different environmental working conditions (wind, heat, cold, rain, etc.).
Supervisory Responsibilities
- Directly or indirectly supervise associates within the assigned property.
Schedule: Monday - Friday, 8:30am - 5:00pm. Some nights or weekends when needed.

Compensation:
$110,000 - $120,000 annually
