Maintenance Technician
Location: Detroit, MI
Roles and Responsibilities
- Provide prompt and courteous response to tenant requests within the guidelines set forth by the Company.
- Repair and maintenance of all building and its equipment including but not limited to doors, floors, walls, ceilings, light fixtures, plumbing fixtures, roofs, irrigation, locks and keys, etc.
- Assist engineers and/or perfonn inspections and conduct periodic general preventive maintenance.
- Respond to, prioritize and complete assigned work orders via the CMMS work order tracking system.
- Help to coordinate work activities of contractors & outside vendors, and assist them with isolation of building systems as necessary and monitor their workmanship.
- Respond immediately and effectively to ensure building occupant safety in all emergency situations including fire, evacuations and equipment failure.
- Daily coordination and communications with Property / Engineering Manager and/or Lead or Building Engineer regarding maintenance issues, work orders, and tenant relationships.
- Daily coordination and communications with tenants, customers and building occupants.
- Assist to ensure compliance with all applicable codes, regulations, and company directives as relates to building operations and practice safe work habits.
- Responsible for ordering and maintaining an inventory of parts and supplies needed for the continuous operation of the facility.
- Maintain and or repair (except when specific maintenance and repairs are performed by contractors or engineers) equipment as outlined by Management including, but not limited to:
- Clean equipment
- Clean mechanical rooms
- Painting mechanical rooms and equipment
- Perform routine inspections of mechanical rooms and equipment
- Maintain and repair plumbing systems including, but not limited to:
- Restroom fixtures (toilets, urinals, sinks, faucets, flush valves, valves, dispensers, )
- Sanitary and storm water drainage piping, traps, and vents
- Tenant equipment (sinks, faucets, garbage disposals, dishwashers, coffee makers, ice makers, etc.)
- Maintain and repair architectural systems and finishes including, but not limited to:
- Locks and door hardware
- Restroom partitioning systems
- Rails and barrier systems
- Minor repairs to ceiling, wall, and floor systems
- Minor repairs to tenant furniture systems
- Install pictures, signs, cabinets, racks, enclosures,
- Properly record and maintain:
- Service request forms
- Payroll timecard
- Parts and material forms
- Mechanical room and equipment inspection logs
- Preventive maintenance forms
- Maintain, without flaw or exception, plant logs and files, where appropriate, included but not limited to:
- Engine room machine logs
- Non-company personnel logs (Contractors)
- Operating logs
- Fire and life safety records
- Maintain superior appearance and working condition of all the MEP systems assigned to the Engineering Department.
- Coordination and communications with Day Porter/ Janitorial Staff as necessary.
- Compose written, factual reports of occurrences and incidents on property.
- Assume additional duties as delegated by the Lead Engineer or Engineer on duty.

Education, Experience and Skills Required
- Must have minimum of 2 years building maintenance experience, commensurate with position being filled (i.e. high rise building, low rise,)
- Maintain professional appearance and manner at all times while at the property and maintain calm demeanor in emergency situations.
- Ability to use of olfactory, auditory and visual senses.
- Intermediate working knowledge of electrical, electronic, pneumatic, and mechanical control devices.
- Knowledge of basic hand tools, i.e., socket sets, wrenches, pliers, screwdrivers, saws and hammers, etc.
- Knowledge of power tools (pneumatic, electric, or engine drive) drill motors, saws, grinder, impact wrenches, and drain cleaner, etc.
- Ability to read and use shop manuals and drawings.
- Ability to use basic measuring and recording equipment such as temperature indicators, pressure gauges, and voltage testers.
- Ability to use deductive logic for troubleshooting equipment.
- Good verbal and written communication skills
- Must be proficient in the use of a personal computer, handheld communication device and have knowledge of CMMS software such as 360 facility (Rediworks).
Physical Requirements
- Prolonged periods of walking and standing, sitting at a desk and working on a computer
- Ability to climb up and down stairs and ladders.
- Ability to lift 50 lbs. or more.
- Ability to work standing all day.
- Ability to access remote work areas, e., crawl spaces, roofs.
- Working conditions: Indoors- 80% and Outdoors-20%
Travel Requirements
- Travel as required- likely 50%
- Valid driver’s license required
