Job summary

Pivot Parking, LLC in Greenville, SC, is seeking a Parking Garage Maintenance Porter to ensure cleanliness, safety, and efficient operation of Liberty Garage.

The role covers routine maintenance, minor repairs, safety compliance, and clear documentation, along with courteous customer service. Schedule is 6am–2:30pm, Monday through Friday, with some flexibility. This on-site position requires physical stamina and the ability to work at heights.

Qualifications

• High school diploma or equivalent; additional education or training in maintenance, building trades, or facilities management is advantageous.
• Previous experience in building maintenance, construction, or related field is preferred.
• Knowledge of mechanical, electrical, and plumbing systems commonly found in parking garages.
• Strong problem-solving skills and ability to troubleshoot technical issues effectively.
• Physical stamina and ability to perform tasks requiring bending, lifting, and climbing.
• Good communication and interpersonal skills, with a customer-focused approach to service delivery.

Responsibilities

• Routine Maintenance: Inspect structures, equipment, and systems; manage trash; clean and maintain surfaces and drainage.
• Repair And Troubleshooting: Perform minor repairs to parking equipment and systems.
• Safety And Compliance: Enforce safety regulations, inspect safety equipment, address hazards.
• Documentation And Reporting: Maintain work orders, inspection reports, and inventory; submit maintenance reports.
• Customer Service: Interact with patrons, provide information on policies and facility amenities; assist with traffic flow and lot closures as needed.

Schedule:

6am -2:30pm, Monday through Friday. (Can be slightly flexible with this)

Compensation:

$16.50 Hourly

Key Responsibilities

Routine Maintenance:

• Perform regular inspections of parking garage structures, equipment, and systems to identify maintenance needs, such as lighting fixtures, elevators, and gates
• Daily trash collection and disposal both from designated trash cans and bulk items found on daily garage walks
• Clean and maintain parking garage surfaces, including floors, walls, ceilings, and drainage systems, to enhance appearance and prevent deterioration.

Repair And Troubleshooting

• Perform minor repairs and adjustments to parking equipment, such as ticket dispensers, payment kiosks, access gates, and elevator systems.

Safety And Compliance

• Ensure compliance with safety regulations and industry standards for parking garage operations, including fire safety, ADA accessibility, and building codes.
• Conduct regular inspections of safety equipment, such as fire extinguishers, emergency lights, and signage, to verify proper functionality and readiness for emergencies.
• Implement corrective measures to address safety hazards and maintain a secure environment for patrons and employees.

Documentation And Reporting

• Maintain accurate records of maintenance activities, including work orders, inspection reports, equipment manuals, and inventory of supplies and spare parts.
• Prepare and submit maintenance reports detailing completed tasks, ongoing issues, and recommendations for improvements to parking garage management.

Customer Service

• Interact professionally with patrons and visitors, providing assistance and information as needed regarding parking policies, directions, and facility amenities.
• Respond to customer inquiries or complaints related to maintenance issues, addressing concerns promptly and courteously and assist management with traffic flow and lot closures on an as needed basis

• Evening, weekend, and holiday work may be required to accommodate maintenance schedules and respond to emergency repair needs.
