Job summary

Park City Communities in Bridgeport, CT is seeking a dedicated Foreman to supervise a maintenance team across our multifamily properties. You will ensure safe, efficient day-to-day operations and high-quality repairs, while fostering a professional, collaborative work environment for staff.

Responsibilities include directing tasks, coordinating with the Maintenance Director and Housing Manager, inspecting sites, maintaining records and inventory, managing tools and equipment, and being on-call

Qualifications

• Must have a high school diploma, GED, or vocational training. A certificate from a trade union or licensed building trade is a plus.
• Minimum three years of supervisory experience in multi-family building operations, repair, and maintenance.
• Strong electrical, plumbing, and mechanical troubleshooting abilities.
• Ability to speak, read, and write English.
• Ability to follow instructions independently.
• Ability to perform manual tasks requiring physical strength and endurance.
• Ability to fill out work order forms independently.
• Understanding of tools required to perform job responsibilities and ability to use them correctly.
• Strong listening and communication skills with diverse individuals.
• Valid Connecticut driver's license.

Responsibilities

• Issue instructions to maintenance staff for daily maintenance tasks (landscaping, cleaning, painting, plumbing, carpentry, electrical work).
• Confer with the Manager of Maintenance and Housing Manager regarding problems and remedial actions.
• Inspect janitorial stations and ensure duties are performed as described.
• Maintain maintenance records including materials used and time spent.
• Supervise operation, maintenance and care of Housing vehicles and equipment.
• Maintain inventory and submit purchase requests for supplies.
• Assist with routine apartment inspections.
• Perform hands-on instructions to maintenance personnel.
• Assign skilled staff for weekends and callbacks.
• On-call 24 hours for emergencies; complete non-emergency work orders within 3 days.
• Develop a work schedule for complex maintenance staff and monitor weekly productivity.
• Document maintenance personnel performance and approve timecards and leave requests.
• Maintain weekend stock room at Harborview Towers.
• Assist in completing work orders and maintain file of completed orders.
• Perform other duties as requested.

Position Summary

Reporting to the Director of Maintenance or designee, the Foreman supervises a workforce of unskilled, semi-skilled, and skilled employees. The Foreman manages the day-to-day operations, ensuring that work is done safely, efficiently, and to the requisite standard. Responsible for ensuring the completion of repairs and the overall general maintenance of the assigned property. The foreman creates a professional working atmosphere, motivating workers to perform at their best. Demonstrates strong cognitive ability in assessing and evaluating problems. Must be a working foreman.

Key Duties/Essential Job Functions

• Issue oral and written instructions to maintenance staff for the performance of daily maintenance tasks, i.e., seasonal yard work/landscaping, grounds cleaning, painting, masonry, plumbing, carpentry, electrical repairs, maintenance of the heating system, and any other non-routine maintenance and repair service as may be required.
• Confer with the Manager of Maintenance and Housing Manager regarding specific problems that may arise and offer recommendations for remedial actions.
• Inspect janitorial stations to ensure that janitorial staff perform their duties as specified in their job description and per the work schedule.
• Maintain all required maintenance records, including materials used and time spent by staff to complete assigned tasks.
• Supervise the operation, maintenance, and care of various Housing vehicles and equipment.
• Maintain inventory of all tools, equipment, materials, and consumable supplies. Submit purchase requests for all needed supplies as prescribed by the Site Manager.
• Assist with routine apartment inspections when requested.
• Perform hands-on instructions to the maintenance personnel.
• Assign skilled staff for weekends and callbacks.
• On-call twenty-four hours in case of emergency. Complete paperwork within three (3) working days. Complete non-emergency work orders on an average of 25 days.
• Develop a work schedule for all complex maintenance staff and monitor weekly productivity.
• Document maintenance personnel performance and maintain standard records of staff assignments. Approve maintenance staff's weekly timecard and personal/vacation leave requests.
• Maintain and report on weekend stock room at Harborview Towers.
• Assist in the completion of work orders as needed. Maintain a file of completed orders.
• Perform other duties as requested.

Education/Qualifications: Must have a high school diploma, GED, or vocational training school graduate. A certificate from a trade union or license building trade is a plus.
