Avenue5 Residential in Portland is seeking a Floating Porter to maintain grounds, amenities, building exteriors, the leasing office and common areas, with a focus on curb appeal and resident satisfaction. Responsibilities include daily trash removal, preparing market-ready units, exterior cleaning, snow and weather-related tasks, and professional interaction with current and prospective residents.

A high school diploma and excellent customer service are required.

Responsibilities

  • Remove trash and debris daily from office areas and property perimeter.
  • Assist in preparing market-ready units.
  • Pressure wash exterior areas as needed.
  • Assist with property emergencies (snow, weather events, fires, floods).
  • Clean available apartments and common areas as directed.
  • Address maintenance concerns related to weather conditions.
  • Maintain high standards of cleanliness and curb appeal with residents.
  • Report any maintenance or life-safety issues promptly.
  • Foster positive relationships with residents and other properties.
  • Other duties as assigned.

Floating Porter

We’re looking for a talented porter who will be responsible for the meticulous upkeep of the grounds, amenities, building exteriors, leasing office, tour path, parking lots and other areas of the assigned property, with maximization of the property’s marketing appeal and the highest level of customer satisfaction in mind.

Responsibilities
  • Remove trash and other debris from office areas and property perimeter on a daily basis.
  • Assist in the preparation of market‑ready units.
  • Pressure wash exterior buildings, sidewalks, etc.
  • Assist with property emergencies, such as snow removal and/or other inclement weather emergencies, fires, and floods.
  • Clean available apartments and/or model homes and common areas of the community, as directed.
  • Address property maintenance concerns related to inclement weather conditions.
  • Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal, and interact courteously and professionally with current and potential residents at all times.
  • Preserve and respect applicant and resident confidentiality.
  • Foster a positive, active and collaborative relationship with residents, other properties and associated agencies.
  • Clearly and immediately report any maintenance and/or life safety issues identified while performing regular assigned duties.
  • Other duties as assigned.
Education and Experience
  • High school diploma or equivalent is required.
Skills and Requirements
  • Ability to read, write and understand English.
  • Ability to use general office equipment.

  • Ability to cope with and defuse situations involving angry or difficult people.

  • Required to complete and successfully pass the Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.
  • Ability to shovel snow, apply ice melt and operate a commercial snow blower.
