Job summary

Thrive Communities in Seattle, WA is seeking a full-time Maintenance Technician to staff Thrive properties across Washington. You will perform routine preventative maintenance, respond to work orders, and collaborate with leasing staff to ensure smooth operations and resident satisfaction.

The role requires a minimum of 1 year in maintenance, ability to travel between sites, basic computer skills, and a valid driver's license. CAMT/CPO certifications are a plus.

Qualifications

1+ year experience in a maintenance role, preferably in property management.
Proficient in unit turns and appliance repair.
Basic computer skills with ability to input notes in English.
CAMT and CPO certifications are a plus.
Must supply own tools and have a valid driver’s license.

Responsibilities

Perform maintenance tasks such as unit turns and work orders.
Coordinate with leasing staff to ensure seamless communication.
Schedule and perform routine preventative maintenance on equipment.
Participate in safety meetings and follow OSHA/SDS requirements.
Diagnose and repair issues in homes and throughout the property.
Maintain grounds and professional appearance of the property.
Inspect and coordinate make-ready repairs and services.

Pay Range: 29-32 per hour

Schedule: Full-time; Tuesday-Saturday 8 am - 5 pm

Job Responsibilities

Floating team members are staffed at Thrive properties during busy times, during vacancies, while other team members on leave, etc.
Performs maintenance tasks such as unit turns and work orders.
Partners with leasing staff and managers to ensure seamless communication and organization.
Schedules and performs routine preventative maintenance on all appropriate equipment and tools as directed by Maintenance Supervisor and Community Manager.
Participate in safety meetings and abide by all OSHA,SDS safety requirements.
Diagnoses and performs minor or routine maintenance and repairs within homes and throughout the property.
Maintains grounds and professional appearance of the property.
Inspects and helps coordinate all needed make-ready repairs and services.
Strives to exceed residents’ expectations for excellent customer service.
Performs all additional duties assigned by Direct Manager, Maintenance Supervisor, Community Manager, or Regional team member.

Qualifications

1+ year prior experience in a maintenance role, preferably in the property management industry
Proficient in unit turns and appliance repair
Must have basic computer skills with the ability to input data and notes in English into software programs
Certified Apartment Maintenance Technician (CAMT) and Certified Pool Operator (CPO) is a plus
Must be able to supply own tools
Drivers license required. This is a floating role that requires the ability to travel to various locations in Washington which may or may not be accessible by public transportation.

Can operate vehicle on premise and has valid driver's license and automobile insurance coverage.

Physical Requirements

100% in-person position. Must be available to be physically present at sites being supported.
Stand, walk, crawl, bend, stoop, or sit alternatively depending on the specific needs of the day.
Estimated 66% - 100% of time is spent on feet.
Prolonged periods of sitting at a desk and working on a computer and/or speaking on a phone and radio.
Ability to physically walk the property and units, which may include climbing stairs and navigating uneven surfaces or construction zones.
Ability to be physically present onsite at the property during normal business hours to greet guests, handle property operations, provide tours, etc.
Ability to lift/move/push/pull up to 150 lbs. on occasion with a frequent need to lift/push/pull 25 lbs. - 75lbs.
Works both indoors (majority of the time) and outdoors in all weather conditions.
Must be able to commute to locations where there is need.
