Job summary

Mutual Housing California is seeking a Floating Maintenance Technician in Sacramento, CA. The role involves performing preventive maintenance, repairs, apartment turnover tasks, and janitorial duties to uphold a high standard of cleanliness and safety.

You will operate within a site team, taking direction from a supervisor and adapting to location assignments. The position includes on-call duties, budget awareness, and interaction with residents and vendors.

Qualifications

• Minimum 4+ years of skilled apartment maintenance experience.
• Must be coachable, receptive to feedback and able to learn continuously.
• Reads, writes and performs basic math; follows instructions in English.

Responsibilities

• Complete work orders in a timely and accurate manner and clean up after completion.
• Perform repairs on the property including painting, carpentry, plumbing and electrical; tools provided.
• Clean apartments during turnover per direction of supervisor.
• Maintain grounds and common areas including lawns, beds, parking areas, and waste collection.
• Provide on-call maintenance and respond to emergencies as required.
• Set up conference rooms and community spaces as needed.
• Maintain inventory of supplies and equipment.
• Advise Property Manager on property condition and progress of work orders.
• Communicate scheduling and progress to Property Manager and residents.

Job description

Position: Floating Maintenance Technician

Location: Sacramento, CA 95626

Schedule: Monday – Friday 8:30am – 5:00pm

Hours: Full Time

Compensation: $28.84 – $29.87 per hour, depending on experience

Job Summary

The Maintenance Technician completes janitorial tasks, preventative maintenance, repairs, and apartment turnovers. As part of the site team, this position ensures a high standard of cleanliness, customer service, and a hazard‑free environment.

Responsibilities

• Completes work orders in a timely and accurate manner. Cleans up after work is complete.
• Performs repairs on the property, including painting, basic carpentry or wall repair, plumbing, and electrical. MHM provides all tools needed for this position.
• Cleans apartments during turnover process, as directed.
• Maintains grounds and common areas, including lawns, flowerbeds, shrubbery, parking areas, and trash pickup.
• Provides on‑call maintenance service, as directed. Responds to emergencies, as required.
• Sets up conference rooms and community space, as needed.
• Maintains inventory of supplies and equipment.
• Advises Property Manager on the overall condition of the property.
• Keeps Property Manager and residents informed of scheduling and progress of maintenance work orders and scheduled physical improvements under tech’s purview.
• Monitors maintenance budget and recommends revisions to budgets, advising supervisor when there are budget concerns.
• Assists in monitoring the performance of site vendors for landscape maintenance and other maintenance issues.
• Respect the confidentiality of resident information.

Qualifications

• Minimum of 4+ years in skilled apartment maintenance work required.
• Floating Maintenance staff will receive an assigned work location in advance, though the assignment may vary day to day based on operational needs.
• Take directions from the supervisor.
• Coach‑ability: Being receptive to feedback, willing to learn, embracing continuous improvement, accepting accountability when appropriate.
• Read, write, do basic math, and follow instructions in the English language.
• Work in a collaborative manner, as a part of the site team.
• Flexible to change work schedules.
• Understand and commit to the mission and values of Mutual Housing.
• Wear a Mutual Housing Management uniform at all times when on duty.
• Learn how to input maintenance work orders and other information into computer programs.
