Job summary

Mutual Housing Management seeks a Floating Maintenance Technician to perform janitorial tasks, preventative maintenance, repairs and turnover work in our Sacramento properties. You will ensure cleanliness, safety and responsiveness on-site while supporting a resident-centered living environment.

The role requires at least 4 years of skilled apartment maintenance experience, plus the ability to read, write and follow English instructions.

Qualifications

  • Minimum of 4+ years in skilled apartment maintenance work.
  • Take directions from the supervisor.
  • Coach-ability: being receptive to feedback, willing to learn, embraces continuous improvement, accepts accountability.
  • Read, write, do basic math, and follow instructions in English.
  • Work collaboratively as part of the site team.
  • Flexible to change work schedules.
  • Understand and commit to the mission and values of Mutual Housing.
  • Wear a Mutual Housing Management uniform on duty.
  • Learn how to input maintenance work orders into computer programs.

Responsibilities

  • Completes work orders in a timely and accurate manner.
  • Performs repairs on the property including painting, basic carpentry, wall repair, plumbing, and electrical; tools provided.
  • Cleans apartments during turnover process.
  • Maintains grounds and common areas including lawns, flowerbeds, shrubbery, parking areas and trash pickup.
  • Provides on-call maintenance service; responds to emergencies as required.
  • Sets up conference room and community space as needed.
  • Maintains inventory of supplies and equipment.
  • Advises Property Manager on overall property condition.
  • Keeps Property Manager and residents informed of scheduling and progress of maintenance work orders and scheduled improvements.
  • Monitors maintenance budget and advises supervisor on budget concerns.
  • Assist in monitoring site vendors for landscape maintenance and other issues.
  • Respect the confidentiality of resident information.

Position: Floating Maintenance Technician
Location: Sacramento, CA 95626
Hours: Full Time
Schedule: Monday - Friday 8:30am-5:00pm
Compensation: $28.84 - $29.87 per hour, depending on experience
Job Summary:

The Maintenance Technician completes janitorial tasks, preventative maintenance, repairs, and apartment turnovers. As a part of the site team, this position is responsible for ensuring a high standard of cleanliness, customer service, and a hazard‑free environment.

Responsibilities:
  • Completes work orders in a timely and accurate manner. Cleans up after work is complete.
  • Performs repairs on the property, including painting, basic carpentry or wall repair, plumbing, and electrical. MHM provides all tools needed for this position.
  • Cleans apartments during turnover process, as directed.
  • Maintain grounds and common areas, including lawns and flowerbeds, shrubbery, parking areas, and trash pickup.
  • Provides on‑call maintenance service, as directed. Responds to emergencies, as required.
  • Sets up conference room and community space, as needed.
  • Maintains inventory of supplies and equipment.
  • Advises Property Manager on the overall condition of the property.
  • Keeps Property Manager and residents informed of scheduling and progress of maintenance work orders and scheduled physical improvements under tech’s purview.
  • Monitors maintenance budget and recommend revisions to budgets and advise supervisor when there are budget concerns.
  • Assist in monitoring the performance of site vendors for landscape maintenance and other maintenance issues.
  • Respect the confidentiality of resident information.
Qualifications:
  • Minimum of 4+ years in skilled apartment maintenance work required.
  • Floating Maintenance staff will receive an assigned work location in advance, though the assignment may vary day to day based on operational needs.
  • Take directions from the supervisor.
  • Coach-ability: Being receptive to feedback, willing to learn, embracing continuous improvement, accepting accountability when appropriate.
  • Read, write, do basic math, and follow instructions in the English language.
  • Work in a collaborative manner, as a part of the site team.
