Job summary

Fortis Property Management seeks a Floating Maintenance Supervisor to provide leadership across our Atlanta apartment communities. The role covers staffing gaps, onboarding, and coordinating maintenance operations with regional managers and community managers.

Candidates should have 5+ years in multifamily maintenance, 3+ years in supervisory roles, and EPA Universal and CPO certifications. Strong HVAC, plumbing, electrical, and mechanical knowledge is essential.

Qualifications

• Minimum of five (5) years of multifamily maintenance experience.
• Minimum of three (3) years’ maintenance supervisory or regional leadership experience is preferred.
• EPA Universal Certification required
• CPO (Certified Pool Operator) certification required
• Strong knowledge of building operations, HVAC systems, appliance repair, plumbing, electrical, mechanical systems, pool care, and warranty management
• Must have own tools
• Valid driver’s license with acceptable driving record
• Ability to travel extensively throughout assigned portfolio, including overnight travel when necessary.

Responsibilities

Weekly Hours: Full-Time (Hourly, Non-Exempt)

Position Summary:

Fortis Property Management is seeking a dynamic, adaptable, and highly skilled Floating Maintenance Supervisor to provide leadership and operational support across our Atlanta apartment communities.

In this role, you will serve as the expert maintenance leader across multiple properties, stepping in to lead onsite maintenance teams during staffing vacancies, new property acquisitions, lease-ups, employee leaves, and special projects. Job Description/Principal Duties and Responsibilities

Operational Leadership:

• Serve as interim Maintenance Supervisor to support communities experiencing staffing shortages or operational challenges.
• Oversee maintenance operations across assigned communities to ensure company standards are consistently met.
• Assist with the onboarding and training of new Maintenance Supervisors and Maintenance Technicians.
• Evaluate maintenance team performance and provide coaching, mentoring, and development.
• Partner with Regional Managers and Community Managers to improve property performance and maintenance operations.
• Support newly acquired communities and lease-up properties during stabilization.

Facility Management:

• Ensure timely completion of resident service requests.
• Monitor preventive maintenance programs and capital improvement projects.
• Perform quality assurance inspections on completed work orders and apartment turns.
• Assist with apartment make-ready scheduling and quality control.
• Troubleshoot complex maintenance issues including HVAC, plumbing, electrical, appliance repair, roofing, and structural concerns.
• Assist with emergency maintenance situations and after-hours support when necessary.

Compliance & Safety:

• Ensure compliance with OSHA standards and company safety policies.
• Conduct property safety inspections and identify corrective actions.
• Monitor compliance with Fair Housing maintenance requirements.
• Ensure all required maintenance documentation is completed accurately.
• Assist with Workers' Compensation incident investigations involving maintenance staff.
• Promote a culture of safety throughout the portfolio.

Financial Responsibilities:

• Assist in developing maintenance operating budgets.
• Monitor maintenance expenses and identify cost-saving opportunities.
• Review vendor proposals and recommend qualified contractors.
• Assist with inventory control and purchasing.
• Monitor capital expenditure projects for quality and budget compliance.

Vendor Management:

• Develop relationships with vendors and contractors.
• Evaluate vendor performance and service quality.
• Coordinate emergency vendor services when necessary.
• Ensure vendors meet insurance and contractual requirements.

Property Support:

• Assist communities with:
• Emergency maintenance situations
• Large-scale apartment turns
• Preventive maintenance programs
• Ownership inspections
• Due diligence inspections
• Insurance inspections
• Natural disaster preparation and recovery
• Special maintenance projects

Knowledge of and adherence to the following:

• Fair Housing policies and procedures
• ADA, OSHA, and EPA policies and procedures

Qualifications & Skills:

Education

• High School graduate or equivalent
• Vocational/Technical school or related trade preferred.
• Continuing Education
• CAMT (Certified Apartment Maintenance Technician) designation preferred

Experience

• Minimum of five (5) years of multifamily maintenance experience.
• Minimum of three (3) years’ maintenance supervisory or regional leadership experience is preferred.
• EPA Universal Certification required
• CPO (Certified Pool Operator) certification required
• Strong knowledge of building operations, HVAC systems, appliance repair, plumbing, electrical, mechanical systems, pool care, and warranty management
• Equipment/Irrigation and Electronic Access Gate repair as applicable to the community
• Computer skills to include Microsoft Office (Word, Excel) property management software (Yardi) strongly preferred
• Must have own tools
• Valid driver's license with acceptable driving record
• Ability to travel extensively throughout assigned portfolio, including overnight travel when necessary.

Physical Requirements:

• The employee must regularly:
• Lift and carry up to 75 pounds
• Walk multiple apartment communities daily
• Climb ladders and stairs
• Crawl, kneel, bend, stoop, and reach overhead
• Work indoors and outdoors in varying weather conditions
• Operate maintenance equipment and power tools safely

Supervision Received: The Floating Maintenance Supervisor will report to the Portfolio Regional Manager

Supervision Exercised: The Floating Maintenance Supervisor will oversee all on-site maintenance associates and all outside contractors employed by Fortis Property Management who work in the assigned communities in a maintenance-related capacity
